The building with the highest list-to-sales ratio in April was Solo Piazza in Logan Circle where Unit #203 with giant windows and an oversized balcony listed for $484,500 and sold for $518,000—106.91% over asking! The condo was on the market for just four days before it was snapped up.

At Atrium in Arlington, Unit #1205 with 1-bedroom and 1-bath listed for $389,000 and sold for $408,005: 104.89% of its list price. Unit #610 at Ten Ten Mass in Mount Vernon with 2-bedrooms, 2-baths, wide-plank hardwoods and a contemporary kitchen was listed for $899,000 and closed at $940,000: a very sturdy 104.56% over the original price.

Unit #214 at Madrigal Lofts in Arlington with exposed ductwork and steps up to a loft bedroom, was priced at $455,000 and sold for $465,000: a clean 10K or 102.20% over. Unit #404 at The Beauregard in the U Street Corridor has 2-beds, 2.5-baths, soaring ceilings and beautiful hardwoods. It listed for $964,900, went under contract three days later and closed at $985,000 (102.08%).

Unit #M408 at Wooster and Mercer in Arlington came to market in April for $1,450,000 and closed a day later at $1,480,000. That’s $30,000 or 103.07% over list for 3-bedroom, 3-bath loft with floating iron stairs and two-story windows.
