The top sales-to-list ratio in November belonged to Unit #709 at VIO, the new luxury development at The Wharf in the Southwest Waterfront. With 3-beds and 2.5 baths, this stunning flat has floor-to-ceiling window walls and a private deck looking directly out over the Washington Channel. Listed at $2.5 million, the 1,985 square-foot residence sold for $2,575,000, or 103% of its original price.

Second place went to #5 at the Chinese Embassy in Dupont Circle. The 2-bed, 2-bath unit listed for $889,900 and sold for $910,000 (102%).

Next was Unit #604 at the Matrix in Logan Circle, a 2-bed, 2-bath residence with hardwood floors and exposed cinder brick, which sold for $770,000, representing 101% of its $759,000 asking price.

Unit #507 at 2020 Lofts in the U Street Corridor sold for $680,000 after listing for $675,000. That’s a net gain of $5,000 over list.

At the swanky Ritz-Carlton West End, Unit #7L with 2-bedrooms, 2-baths and 1,324 square feet of living space closed for its full list price of $1,025,000. Our final entry is Unit #629 at The Columbia, an impeccable renovation of the former Columbia Hospital for Women in the West End. This 2-bed, 1.5-bath residence in one of the old wings of the historic complex, has Palladian windows, Brazilian Cherry floors and a balcony. It sold for $769,000 (100% of its asking price).
