In a city known for unusual adaptive reuse projects, The Columbia certainly stands out. Built in 1918 as a hospital for women, the 9-story Italianate-style three-building complex in D.C.’s West End has since been reinvented as luxurious condos for sale.

Four of the residences came on the market in August, the most expensive of which is Unit #730, listed at $1,285,000. The 2-bedroom, 2-bath apartment features wide-plank hardwoods, a modern open gourmet kitchen, marble baths, private balcony and more. Interestingly, this property was actually withdrawn and relisted on the same day at a $64,000 reduction.

The other three new listings include Unit #323, a 2-bed, 2-bath roomy residence with 1,306 square feet. The asking price is $1,275,000 with $976 per square foot, the highest ratio of current active listings.

There are nine actives in all at The Columbia, ranging in price from $539,000 to $1,395,000—that’s plenty of options!

One unit, #527, went under contract in August with a September 21, 2018 close date. The 2-bedrom, 2-bath residence listed for $999,999 with 1,239 square feet of living space—that’s $807 per square foot.

There were two apartments that sold in August, both of which are 1-bedrooms. Unit #508 listed for $579,000 and closed for $575,000 while Unit #323 had an initial price of $585,000 and a final close of $580,000. That’s over 99% of asking for each unit!

Located at the corner of L Street NW and 25th, this sprawling historic development is home to four ground-level commercial spaces, including a Trader Joe’s. There’s also a roof deck, swimming pool, state-of-the-art fitness, a billiards room, 24/7 staffed service and more.
