The Residences at CityCenter are the condominium component for the sprawling CityCenterDC community. The upscale living spaces are designed in a clean and modern style, and are inside two stylish towers with courtyards and garden terraces. CityCenterDC is located in the heart of Downtown, in Washington’s Mount Vernon Triangle. Included in the recently completed luxury brand complex are high-end retail boutiques, top restaurants, apartments, offices and hotels. There’s even a 1.4-acre park.

While there were no new listings in August, there are still plenty of availabilities from prior months. It begins with Unit #715, a spectacular residence that came to market in July. Listed at $3,050,000, this spacious two-bedroom, two-bath flat with 1,584 square feet of living space has extensive upgrades as well as a 576 square foot multilevel terrace with tree planters. Additionally, there’s a separate balcony accessible from each bedroom, plus two side-by-side garage spaces and an elevated storage unit.

Unit #505 combines two apartments into one super-sized residence with two bedrooms, two full baths, two half-baths and 1,947 square feet of living space. With an asking price of $1,775,000, this bright and open residence features a glossy white modern kitchen that is recessed into the wall, a wet bar, Northern Oak flooring, an office cubby and walk-in closets.

Unit #301 came to market in June. With one bedroom, one bath and 922 square feet of space, this one-of-a-kind apartment has been customized by award winning architect Ernesto Santalla. Listed at $899,000, the attractive flat with its custom ceiling treatments and dark wood floors, has a glossy white kitchen, a deep island, giant windows on three sides and a bedroom suite with modern wall treatments, built-in bed, custom closets and luxury bath. Unit #710 recently dropped from $1,275,000 down to $1,198,000. With two bedrooms, 2.5 baths and 1,124 square feet of interior space, this attractive apartment features ultra-wide plank floors, a gourmet panelized kitchen and an elongated private balcony. Also included is an in-unit washer/dryer, walk-in closets, parking and extra storage.

Listed in June, Unit #601 has been reduced in price from $899,000 down to $879,000. The one-bedroom, one-bath modern flat has a 922 square foot layout with a welcoming hallway, built-ins, a Foster + Partners open kitchen, white northern oak floors, tons of windows, a lovely bedroom, a modern bath, laundry room and private parking.

Unit #803 listed in July with a price tag of $785,000, and has since been reduced to $749,000. The one-bedroom, one-bath residence has 787 square feet of living space, ultra-wide plank floors and a gourmet kitchen set into Molteni cabinets. A glossy white desk cubby with storage, a private balcony and an in-unit washer and dryer help complete the picture. Comes with one parking space.

Unit #604 came on the market in July and has since reduced its price from $769,000 down to $750,000. With one bedroom, 1.5 baths and an oversized 878 square feet floorplan, this apartment features an intriguing latticework of ceiling beams rarely seen at City Center. There have been over $25,000 of improvements in the flat, with an elongated electric fireplace and a fantastic open kitchen with new quartz counters, a custom island and a voice-activated Delta faucet.

Unit #1003 listed in June for $799,000 and has since dropped in price twice, down to $750,000. The one-bedroom, one-bath condo with 858 square foot of living space has pale hardwood flooring throughout, with a Foster + Partners designed kitchen with Molteni cabinets and a stone island. A glossy white office nook is the perfect place to work from home, while a balcony is a great place to relax. Comes with secure parking and storage.

Newly pending in August is Unit #1107. Originally listed for $1.5 million, the two-bedroom, two-bath corner penthouse was reduced to $1.4 million, and thereafter went under contract. This attractive residence has 1,452 square feet of living space along with a long private balcony with multiple access points. Sleek bathrooms, walk-in closets, washer/dryer and two parking spaces, add to the appeal.

After dropping in price from $1,399,900 down to $1,299,900, Unit #811 is now in active-under-contract status. That means there’s an accepted offer with contingencies, allowing for backup bids. The 1,367 square foot corner flat with two bedrooms and two baths offers maximum privacy by positioning the sleeping quarters at opposite ends. There are also two elongated balconies, each with bedroom entrances.

Unit #707 also went pending with contingencies in August. The one-bedroom, one-bath apartment with 772 square feet of living space is competitively priced at $649,900. Features include courtyard views, hardwood floors and a Foster + Partners kitchen set into a single wall for maximum space savings. Floor-to-ceiling windows let in plenty of natural light, while abundant closet space and a stacked washer/dryer add value.

Unit #603 is closed in August. The one-bedroom, condo with 1.5 baths and 878 square feet of space sold for $720,000 after listing for $739,900. Pale blonde wide-plank floors, plenty of natural light and a side-by-side kitchen and desk cubby recessed into a single way, add to the open feel.

Those living at The Residences at CityCenter enjoy front desk, concierge and porter service, plus a bar lounge, fitness center, landscaped terraces and water features, and an executive business center. The CityCenterDC community is home to over 30 upscale retailers and restaurants.
