It’s big, luxurious and packed with amenities. The Residences at CityCenterDC is the condominium component for the CityCenterDC mixed-use community in the Mount Vernon Triangle. Covering more than 10 acres and five city blocks, the development was delivered in 2015 at the site of the former Washington Convention Center. Other elements include office towers, apartments, hotels, upscale restaurants and retailers, and a 1.5-acre park.

There were no new listings in December but there are still plenty of availabilities. Unit #715 hit the market at the tail end of November with a price tag of $2,399,000. With two bedrooms, two baths and 1,567 square feet of living space, this residence has a huge landscaped deck off the living area, as well as an additional shared balcony connecting the two bedroom suites.

Unit #810 was also new in November, and is listed at $2,474,900. The two-bedroom, 2.5-bath residence with 1,378 square feet of interior living space features a spectacular private sky terrace with landscaping, for an additional 1,000+ sq. feet. The corner residence has three sunny exposures with massive windows, wide-plank floors, and open a gourmet kitchen set into a single wall.

Unit #402 is still available at $1,335,000. The spacious two-bedroom, two-bath residence offers a 1,340 square-foot open layout with a large private balcony. Natural light floods the open living, dining and cooking area, with a Euro-style kitchen set neatly into a single wall. White oak floors and a stunning owners’ suite add to the allure. Included are two parking spaces in the secure garage.

With two bedrooms, 2.5 baths and 1,142 square feet of living space, Unit #416 is offered at $1,135,000. Distinctive wall treatments have been added in the foyer and in the bathrooms. Unit #509 remains available with an asking price of $1,025,000. The 1,148 square foot apartment comes with two bedrooms and two baths positioned at opposite ends for privacy. Still active at $925,000 is Unit #506. The stylish two-bedroom, two-bath flat has a 1,033 square foot layout, as well as an extended balcony that’s great for enjoying coffee, drinks or meals. The open design merges living, dining and cooking into a sunny and linear space. The primary bedroom enjoys a large en-suite bath with a twin-sink vanity and dual entries.

There were two sales in December, starting with Unit #607. The one-bedroom, one-bath apartment has a roomy 820 square foot floorplan, and closed at $700,000 after listing for $725,000. The stylish residence received its accepted offer just two days after coming to market in November! One parking space plus extra storage was included.

The other closing is Unit #1003. The one-bedroom, one-bath condo sold for $695,000 and had been listed as a short sale with an asking price of $725,000. Pale white oak floors, an exquisite Foster + Partners open kitchen, a Molteni closet system, and walls of windows made this an attractive and affordable option.

There were a number of listings that expired at the end of the year. It is likely that some will re-enter the market in January. They include: Unit #710 with two bedrooms and 2.5 baths, Unit #404 with one bedroom and 1.5 baths, and Unit #408 with two bedrooms and two baths.

Condo owners at CityCenterDC enjoy 24/7 front desk service with concierge and porters, as well as a fitness center, yoga studio, party rooms, an executive business center, and a bar lounge. A spectacular roof deck features a serene water feature.
