City Center | Market Pulse | February 2024

If you’re looking for the full downtown experience with luxury living, shopping, and dining all rolled into one, look no further than City Center DC. This mixed-use outdoor mall in the Mount Vernon Triangle neighborhood covers five city blocks, with two condo towers, a hotel, offices, a 1.5 acre park, and over 40 boutique retailers and restaurants. Location is also key, with countless DC landmarks, museums, and other attractions surrounding the City Center community.

New to the market in February is a truly spectacular residence. Offered at $4,995,000, Unit #901/902 is the result of two condos being melded together, resulting in 2,816 square feet of completely renovated living space. The four-bedroom apartment has 3.5 baths and features a 375 square foot turf terrace, an additional balcony, and a temperature controlled wine cellar capable of storing 2,300 bottles.

Unit #905 remains active with an asking price of $679,900. The south facing, sun drenched one-bedroom unit with 766 square feet of living space also features an expansive private balcony that runs the entire length of the unit. Also notable is the queen-sized built-in bed and night tables by Earnesto Santalla, along with designer wall coverings and custom silk drapes.

Unit #607 is still available for $649,000. This one-bedroom condo with 773 square feet of sunny living space has an appealing L-shaped layout overlooking lovely interior courtyards as well as a Zen water feature. The Euro-style gourmet kitchen is completely open to the living and dining areas, hugging one wall so as to allow the maximum amount of space.

There are two similarly priced condos for sale with the same unit number, one in each of the two luxury towers. To avoid any confusion, the first is Unit #907 in the I Street tower. Listed at $650,000, the 714 square foot flat has one bedroom, one bath, and an airy and open layout. A wall of windows boasts unobstructed cityscape views. Pale while oak flooring matches the Italian Molteni cabinetry with its curvilinear corners and panelized appliances. One garage parking space is included.

The other #907 condo is in the H Street building and comes with a fresh price reduction. Originally listed at $699,000, the chic apartment has now been reduced to $669,000. There is one bedroom, one bath, wide plank white oak flooring, a private balcony, and an open glossy white kitchen with top of the line recessed appliances including a Liebherr fridge, Bosch oven, cooktop and microwave, and a Miele dishwasher.

Unit #912 received an accepted offer in February and is now classified as A/C, meaning that it is pending with contingencies. The 635 square foot apartment had received a reduction down to $584,950 before going under contract. Features include one bedroom, one bath, attractive hardwood floors, and a two-tone Foster + Partners open kitchen with white Caesarstone counters and bleached wood cabinetry. A sunny balcony is the perfect spot for a cup of morning tea or coffee.

Unit #1006 was withdrawn from the market in February. The 1,460 square foot condo had been listed at $1,535,000 with two bedrooms, two baths, and spectacular views from giant wraparound windows, along with multiple balconies. We will keep track of this one to see if it becomes active again.

There were no closings in February.

CityCenterDC was delivered with great fanfare in 2013 and has been described in the New York Times as a modern day Rockefeller Center in Washington, DC. There are over 40 upscale retailers and restaurants onsite. Condo residents enjoy staffed lobbies in each of condo towers, including concierge service, and doormen. There are two roof parks, lovely interior terraced courtyards, a fitness center, yoga studio, wine storage, a bar lounge, community rooms, and business centers.
