City Center | Market Pulse | September 2019

One of the country’s newest and most successful live, work and play developments is CityCenterDC. Spanning 10 acres of prime Downtown territory in Washington’s Mount Vernon neighborhood, this upscale enclave is top-lined by a two-tower condominium component known as the Residences at CityCenter. The self-sustaining complex is also home to high end hotels, offices, apartments, boutique retailers and top restaurants, as well as a 1.5-acre park. City Center communities are also found in urban markets such as New York City, Houston and Las Vegas.

New to the market in September is Unit #612. Listed at $650,000, the 1-bedroom, 1-bath flat has 685 square feet of living space with wide-plank Oak floors and plenty of natural light from floor-to-ceiling windows. The signature CityCenter open modern kitchen has a Molteni cabinet system with Caesarstone counters and stainless steel appliances. Take your meals out onto the private balcony! A large bedroom, plenty of closet space, stacked front-loading washer & dryer, plus parking and extra storage complete the picture.

Still active from August is Unit #802, a corner unit with 2-bedrooms, 2-baths and 1,272 square feet of living space. Priced at $1,275,000, this open-plan residence gets tons of light from both southern and western-facing giant window walls. The elongated main living space with its pale Oak extra-wide plank floors flows seamlessly into the Foster + Partners designed modern kitchen which is recessed into a single wall of Molteni cabinets. The kitchen configuration allows for plenty of extra room for both a breakfast bar and a full dining table. The extended private balcony adds yet another element, for relaxing or dining al fresco.

Also still available is Unit #609, now with a $55,000 price drop down to $1,194,000! The 2-bedroom, 2-bath apartment has 1,210 square feet of room with floor-to-ceiling windows overlooking the central courtyard and landscaped terraces. The Foster + Partners kitchen with its Bosch and Miele appliances and Moteni/Dada cabs also has an extended Casesarstone breakfast bar. Wide pale blonde floors run throughout the residences, with bedroom suites placed at opposite ends for added privacy. The floorplan is very appealing and homey.

Unit #403 remains active as well. Listed at $810,000, the 1-bedroom, 1-bath flat has a spacious 858 square foot open space design and a glossy white-on-white modern kitchen offering an appealing variation on most CityCenter wood-toned cooking spaces. An office cubby has a matching glossy white theme, while an extended 96 square foot balcony offers plenty of room to relax and dine. The sleek contemporary bath has a separate powder room. One garage parking space is included.

Unit #404 came on the market in September with an asking price of $725,000 and went under contract the same month. With 1-bedroom, 1.5-baths and 830 square feet of living space, this residence has an intriguing floorplan that maximizes space. The glossy white-on-white minimalist kitchen with matching office cubby are along the same single wall, lending to the open great room effect. Floor-to-ceiling windows offer plaza views, and the unit is located next-door to rooftop and social lounges.

Unit #1006 closed on September 40. The 1-bedroom, 1-bath condo was listed for $699,000 and sold for $650,000. With 772 square feet of living space, the 10th floor flat has an open layout, extra-wide plank floors, a signature CityCenter modern kitchen, cute office nook, stacked washer/dryer and sliders to a balcony that spans the entire unit!

Also worth noting, Unit #1103 has now been withdrawn. The 2-bedroom, 2.5-bath penthouse with 1,700 square feet of living space plus an enormous 1,101 square foot private sky terrace had most recently been listed at $2,950,000. We will keep tabs on the status of the elongated residence with a huge master bedroom suite and secondary bedroom suite placed at opposite ends with living, cooking and dining areas between.

Among the many amenities at the Residences at CityCenter are 24/7 front desk with concierge and porter service, plus a newly remodeled state of the art fitness center and spa, a bar lounge, roof gardens, outdoor kitchens, water feature and executive center. The CityCenterDC community also features over 30 bars and restaurants.
