Market Leaders | Highest Sales Price to List Ratio | January 2021

January 2021 was a most unusual month when it comes to the highest sales-to-list section. Each of our six buildings have the exact same ratio—100 percent of asking. Therefore, there is not one true “winner” for the category. Rather, there are six listings to be celebrated equally. We’ll start with Unit #210 at The Historic Row at 1745N in Dupont Circle. The two-bedroom, 2.5-bath end residence with wide-plank hardwood floors and a gourmet kitchen, sold for 100 percent of its asking price of $1,275,000. The home is part of a development that combines renovated historic row houses and new modern flats. Next up is Unit #M203 at Wooster and Mercer in Rosslyn. The impressive main level residence with a walk-out private patio closed at the full asking price of $1,125,000. Included is an owner’s suite, a den and two full baths.

Unit #804 at Turnberry Tower in Rosslyn is a former show model with direct elevator access, enhanced designer touches and a sweeping balcony. It listed and sold for $1 million. Set along Logan Circle’s famed Auto Row is Unit #23 at Rainbow Lofts. The two-bedroom, two-bath residence inside a former auto body shop features exposed brick walls, blonde hardwood floors, sliding gate doors to the bedrooms and soaring barrel-form concrete ceilings. It sold for 100 percent of asking at $949,000.

Our next selection is Unit #401 at Mather Studios in Chinatown; an old gothic building that offers authentic loft residences as well as artist’s studios. The two-bedroom, two-bath loft with exposed brick walls, raw concrete ceilings and a cool Scandinavian-style modern kitchen, listed and sold for $770,000. In addition to the fact that each of our six buildings had full-priced closings, Units #223 and #323 at The Odyssey in Arlington’s Rosslyn neighborhood each listed and sold for $469,900. The two apartments with similar floorplans with two bedrooms and one bath, become our sixth and final entry in January’s highest sales-to-list category.
