Taking top honors in the highest list price to sales ratio for January 2023 is Unit #804 at Madrigal Lofts in Mount Vernon Triangle. The two-bedroom, two-bath residence with its exposed brick walls, overhead ductwork, private balcony, and 937 square feet of living space listed for $625,000 before selling for $637,500 or 102.00 percent of asking. Second place goes to Unit #111 at Landmark Lofts on Capitol Hill. The one-bedroom condo has a bonus den, 1.5 baths, and French doors leading out to a huge private patio and garden. The 2007 conversion of a historic carriage house was offered at $645,000 and wound up closing at $648,000, translating to 100.47 percent.

Unit #406 at 555 Mass in Mount Vernon Triangle sold for $475,000 after listing for $749,900. That extra $100 was enough to seal the deal, resulting in 100.02 percent of the asking price for a cute one-bedroom flat with one bath, an open floor plan, a gourmet kitchen, and walk-in closet. Unit #1023 at Gallery Place in Chinatown is the first of three buildings that tied for fourth place at 100 percent of the list price. This super fun studio sold for the competitive price of $279,900, and while it only has 455 square feet of space, it has a very attractive ambiance with wood strip hardwood floors, an open gourmet kitchen with stainless steel appliances and granite dining bar, and a roomy main living and sleeping area. The prime location is right on top of the Metro, across from the Friendship Arch, and just steps from shops, restaurants, and Capitol One Arena.

Next is Unit #414 at Kalorama Lofts in Adams Morgan. The spacious four-bedroom residence with three baths sold for its full asking price of $1,699,999. With floor-to-ceiling windows offering direct views of the Washington Monument and National Cathedral, this home is simply stunning. In addition to its three-way tie in the list to sales category, the condo was fifth highest overall sale for a condo or co-op in DC Metro for January. Rounding out this list is Unit #1106 at Turnberry Tower in Arlington’s Rosslyn waterfront. The one-bedroom B Model has a bonus den, two beautiful marble baths, walls of giant windows and an equally large balcony, and an open gourmet kitchen with Italian Snaidero wood cabinetry that cleverly conceals the panelized high-end appliances. The apartment sold for the full asking price of $989,000.
