The end of the year certainly went out on a high note when it comes to real estate sales in the nation’s capital. A case in point is The Atrium in Rosslyn with four closings, three of which had a 100 percent sales-to-list ratio. This full-service building with its atrium lobby and waterfall was jumping in December! Included in the group is Unit #1301, a two-story, two-bedroom, 2.5-bath penthouse with giant windows and a balcony overlooking the city below. The duplex listed and sold for $737,000. Our next highlight is three condominiums with three sales each. Digging deeper, two or the three sales at the strikingly contemporary 22 West in the West End neighborhood were at $2,150,000, tying them for fifth place on the month’s highest sales price list. And, when it comes to cost-per-size, these same two units, #4D and #6D, tied for second place at $1,093.04 per square foot. The two swanky apartments were identical in size, each having three bedrooms, three full baths and 1,967 square feet of living space. Suffice to say, December was an unusual month for sales data!
Moving on to the popular City Vista complex in Mount Vernon Triangle, Unit #1121 was one of several condos across the region that closed at full price. Also in the grouping of three sales each is 1745N in Dupont Circle, a thoroughly intriguing address that combines Historic Row townhouses with modern flats. There were no fewer than seven buildings with two sales each in December. That extensive list includes the trendy 2020 Lofts in the U Street Corridor; 555 Mass with every thinkable amenity in Mount Vernon Triangle; Logan Station with its sleek and modern open living spaces in Logan Circle; Somerset House inside the exclusive Parc Somerset gated community in Friendship Heights; Ten Ten Mass with its 5-star roof deck and swimming pool in Mount Vernon Triangle; The Layfette with its hotel-style living in Penn Quarter and the luxurious Pennsylvania, also in Penn Quarter.
Among this slew of upscale addresses, 2020 Lofts deserves further mention as it tops the month’s highest sales-to-list ratio. Unit #607 is an industrial-chic two-bedroom, two-bath corner residence featuring wood floors, an open gourmet kitchen, a gas fireplace, giant factory-style windows and exposed overhead ductwork. After listing for $739,000, the hipster pad sold for $746,500, equaling 101.01 percent of asking.
