There is a three-way tie for the most sales in February, with three sales each for Atrium in Rosslyn, Ten Ten Mass in Mount Vernon Triangle, and The Floridian in the U Street Corridor. Two of these buildings also earned additional honors. Unit #501 at Atrium had the second highest list-to-sales ratio, offered at $394,900 and closing at $415,000, a 105.09 percent markup for the one-bedroom flat with its private terrace. Unit #PH202 at Top Ten Mass sold for $2 million, making it the sixth highest-priced sale for the month. The two-bedroom, two-bath penthouse has a private rooftop deck with stunning views of the downtown skyline.
There were no fewer than eight buildings with two sales each: eNvy in the Navy Yard, Logan Mansions in Logan Circle, Mather Studios in Chinatown, the Ritz-Carlton in the West End neighborhood, Somerset House in Chevy Chase, The Watergate in Foggy Bottom, The Whitman in Mount Vernon Triangle, and Union Row in the U Street Corridor. There were a couple of notable standouts within this voluminous lest. Unit #PH19B at Somerset House captured the third highest sales price at a whopping $4,750,000. This exclusive Life At The Top listing boasts of a 4,583-square foot penthouse, with three bedrooms, 4.5 baths, a formal dining room, a library, multiple sitting rooms and dens, and a private roof deck with exquisite panoramic vistas. It’s all part of the exclusive Parc Somerset gated country-club style community.
Unit #3 at Logan Mansions had the fifth highest list-to-sales ratio for February, listing for $974,900 and closing at a cool $1 million (102.57 percent). The two-bedroom, 2.5-bath townhouse has 1,500 square feet of living space spread out over two levels with the private quarters, as well as a loft den, upstairs. Rounding out our Top 12 for February is Unit #715 at CityCenterDC in Mount Vernon Triangle. This was the fifth highest sales price in November at $2,300,000. The modern two-bedroom, two-bath flat with 1,567 square feet of interior space also features a massive two-level wooden deck with landscaping and enough room to host a party. CityCenter covers more than five city blocks at the former site of the Washington Convention Center, with over 40 upscale restaurants and boutique retailers, plus a 1.5-acre park.
