Turnberry Tower in Rosslyn led the way in January with four sales. Of those, Unit #1601 was the sixth-highest transaction for January, closing at $1,350,000. The 1,754 square foot apartment has two bedrooms, two baths, a private elevator, and a sweeping balcony. Unit #1106 is another standout, with a tie for fourth place in the list to sales category. The one-bedroom flat with a bonus den, two full baths, and 1,404 square feet of space sold for the full asking price of $989,000. There were three buildings with two sales each: Madrigal Lofts in Mount Vernon Triangle, Gallery Place in Chinatown, and The Odyssey in Rosslyn. Unit #804 at Madrigal Lofts nabbed top honors in the list to sales category, selling for $637,500 which equals 102.00 percent of asking.

Unit #1023 at Gallery Place is a sweet little studio with an open gourmet kitchen that tied for fourth-highest list to sales, selling for 100 percent of asking at $279,900. The building is one of the hippest in the downtown area, right on top of the Metro and overlooking Friendship Arch, with restaurants and entertainment all around. Unit #406 at The Odyssey takes sixth place in the dollars per size sweepstakes. The 997 sq. ft. two-bedroom apartment closed at $795,000, or $797.39 per square foot.

There were no fewer than eight buildings with one sale each: 1745N in Dupont Circle, 2101 Connecticut in Kalorama, 2501 M in the West End, 555 Mass in Mount Vernon Triangle, Kalorama Lofts in Adams Morgan, Landmark Lofts on Capitol Hill, Rainbow Lofts in Logan Circle, and the Ritz-Carlton West End in the West End neighborhood. Of this grouping, Unit #PH3A at Ritz-Carlton West End took first place in the highest list price contest at $3,950,000 as well as first place in the dollars per sq. ft. category at $1,215.38. The corner penthouse with a 3,250 square floorplan features two bedrooms, a den, a family, room, 2.5 baths, and a private rooftop terrace that adds an incredible 2,000 sq. ft. of outdoor space. Also notable is Unit #22 at 2101 Connecticut, with the fifth highest closing for the month at $1,550,000. The four-bedroom apartment with 3,200 square feet of space was the first closing at the grand old Kalorama cooperative since November 1, 2021.
