Ritz-Carlton West End | Market Pulse | July 2020

The Residences at Ritz-Carlton West End are part of the famed hospitality brand, with two luxury condominium towers bracketing a high-end hotel. Located in Washington, DC’s popular West End neighborhood, the condos are known for their elegant design along with full service hotel amenities. Additionally, there are multiple businesses at the ground level.

New to the market in July, Unit #4G is priced at $1,049,000 and comes with an owner’s suite, a second bedroom that can also be an office, two full baths and 1,147 square feet of living space. A semi-open gourmet kitchen sports upscale stainless steel appliances and granite counters. Brazilian cherry herringbone floors run throughout the large open living area with its gas fireplace, as well as the adjacent second bedroom/office with its built-ins. The owner’s suite has custom carpeting. There’s also a large balcony with multiple access points. One-car parking is included.

Also new in July is Unit #3B with one bedroom, two full baths and a 962 square foot layout. Priced at $899,000, this spacious apartment begins with a welcoming formal foyer which leads into an open great room. Gleaming blonde wide-plank floors run throughout, as does custom moldings. The white-on-white kitchen is augmented by high-end stainless steel appliances. White marble baths add another attractive touch. One garage parking space conveys.

Unit #5A came to market in June and has since been reduced in price, from $2,750,000 down to $2,595,000. That’s a hefty drop of $155K! With three bedrooms, 3.5-baths and a spacious 2,845 square foot layout, this corner condo has been completely renovated. An expansive tile foyer transitions into a living room with fireplace, dining room and family room, each featuring Brazilian cherry herringbone floors. Unit #2C is listed at $1,299,000. Each of the bedrooms has its own en-suite bath. The smaller bedroom with its floor-to-ceiling built-ins makes an ultimate office space or media room. Unit #PH1G is a renovated penthouse that has previously been trimmed from $1,085,000 to $1,074,500. The two-bedroom, two-bath residence with 1,147 square feet of space is one of only four units on its floor, and has been opened up for a more spacious layout. There have also been some notable upgrades, including a renovated gourmet kitchen with upscale stainless steel appliances, new hardwood floors and recessed lighting. Includes a nice-sized private balcony and one parking space in the garage.

Offering Ritz-Carlton luxury at a competitive price is Unit #8J. The one-bedroom, one-bath flat has 771 square feet of living space and is listed at $679,000. Recently installed wide-plank floors add a nice touch, while giant south-facing windows allow a great view of the courtyard. An attractive kitchen features granite counters and stainless steel appliances. There’s also an in-unit washer/dryer stack and private parking.

Unit #PH1L remains pending with a closing due in August. The two-bedroom, two-bath penthouse has 1,324 square feet of living space and had been offered at $1,099,000. Brazilian herringbone floors run throughout the unit. Features include a gourmet kitchen with upscale appliances, a spacious master suite with en-suite bath and a private balcony with access points in the living area and the master bedroom.

There were no closings in July. Unit #7D was withdrawn in July after listing in May for $1,450,000 with a subsequent reduction to $1,375,000. The two-bedroom, 2.5-bath apartment has 1,860 square feet of living space, as well as a balcony overlooking 23rd Street. We will keep an eye on this one to see if it comes back to market.

Condo owners at the Ritz-Carlton West End enjoy a plethora of amenities, including a staffed front desk and concierge, along with options for housekeeping, room service and private chefs. There’s also a heated indoor swimming pool, a central courtyard with waterfall, and priority access to Equinox Sports Club. Among the street level businesses are CVS, SoulCycle and Sweet Green.
