Ritz-Carlton West End | Market Pulse | March 2023

Offering full service amenities in a mixed-use setting, the Ritz-Carlton West End is one of Washington’s go-to addresses for luxury condo shoppers. The community with the famous hospitality brand includes a hotel, condo towers, and street level retail, all in a walk-friendly West End locale.

There were two new listings at the Ritz-Carlton in March, including one of the District’s premium residences. Offered at $4,950,000, Unit #5E was renovated from the studs out in 2018, resulting in a stunning showcase with three bedrooms, three baths, an open concept living room, family room, and dining room. A 550 square foot private terrace is perfect for evening cocktail parties, and the gourmet kitchen resembles a high-end restaurant with an extended dining bar.

Unit #8E also came to market in March, with an asking price of $3,148,000. The 3,153 square foot city home features three bedrooms and 3.5 baths. The living room is absolutely massive, with a gas fireplace, glorious hardwood floors, and true full-height windows. A lovely family room adds flexibility as a potential work-from-home office, and a large gourmet kitchen has all the bells and whistles, including stainless steel appliances, and a butler’s pantry with sink, prep counter, and wine fridge.

Still available is an incredible three-level penthouse, Unit #PH3M. Listed at $2,595,000, this unique residence feels like a townhouse in the sky with balconies at two levels, as well as a top level recreation/entertainment room that opens out to a private rooftop terrace. The two-bedroom, 2.5-bath triplex also features herringbone floors, a gourmet kitchen, fireplace, laundry, and two garage parking spaces.

Listed at $1,999,500, Unit #2F offers a very spacious layout with two bedrooms, two baths, and 2,535 square feet of living space. Everything about this apartment feels airy and well considered, with giant windows and two balconies, one facing east and the other facing west. Other features include a huge living room area, a very large formal dining room with three entries, and a library/study with built-ins, gorgeous hardwood floors, and a big walk-in kitchen.

After listing in February for $1,699,000, Unit #4D is now pending. The two-bedroom, 2.5-bath residence was designed by Victor Shargai, with full height wood built-ins, a wet bar in the dining room, and a gourmet kitchen with top-of-the-line appliances. A large balcony is accessible from both the living and dining rooms, with a second balcony overlooking the courtyard accessible from the primary suite. There are hardwood floors in the living areas, tile in the foyer, and cream carpet in the bedrooms.

Unit #8H was withdrawn and relisted in March with a fresh new asking price of $1,049,000. That may have done the trick as the two-bedroom, two-bath apartment is now in Active under Contract status, meaning that it is pending with contingencies. The 1,125 square foot condo has Brazilian Cherry herringbone floors throughout, and a generous kitchen features Viking, Thermador, and Miele stainless steel appliances.

There were two sales in March, the first being Unit #3L. The oversized one-bedroom, 1.5-bath condo had a giant price reduction from $1.5 down to $850,000 and went under contract shortly after that. The ultimate closing price was $780,000 for an apartment with a stunning gourmet kitchen, dark mahogany engineered hardwood floors, space-saving pocket doors, and custom closet organizers.

The other closing was Unit #4E. The super-sized one-bedroom residence with a den and 2.5 baths, sold for $1,250,000 after listing for $1,295,000. With 2,013 square feet of sunny living space, the condo has herringbone hardwood floors, giant windows, a private balcony, and a top of the line gourmet kitchen with Poggenpohl cabinetry, high-end stainless steel appliances, and a white brick backsplash.

Those fortunate enough to live at the Ritz-Carlton West End enjoy hotel-style, white glove amenities, including options for room service, housecleaning, and even private chefs for meal preparation. There is a 24/7 lobby with front desk and concierge, as well a spectacular interior courtyard with a towering waterfall feature, and priority access to the onsite Equinox Sports Club with its heated indoor pool.
