The Columbia | Market Pulse | December 2018

The Columbia is not your typical luxury condominium. Located in the heart of DC’s West End, the imposing century-old structure was originally known as The Columbia Hospital for Women. These days, the fully renovated complex features 225 upscale residences as well as ground floor retail, including a Trader Joe’s.

Although there were no new listings in December, Unit #436 came to market at the tail end of November. The 2-bedroom, 2-bath apartment had previously been withdrawn. Priced at $1,150,000, the 1,306 square foot dwelling comes with wide-plank hardwoods and a stunningly modern gourmet kitchen with Viking and Sub-Zero appliances. Also noteworthy are the luxury marble baths and a balcony off the living room.

The other available unit is #936, a 2-bedroom, 2-bath duplex penthouse with 1,789 square feet of living space as well as a large and private rooftop terrace. Previously priced at $1,544,000, this unique condo has since been reduced to $1,499,000. With an open floorplan, custom kitchen, spiral stairs and an upper level wet bar, this city home is perfect for entertaining.

Unit #730 went under contract in December with an asking price of $1,285,000. The 2-bedroom, 2-bath corner unit has 1,405 square feet of interior space, rich dark hardwood floors with matching cabinets, a balcony with soaring views to the west, walk-in closets and marble baths.

There were two closings in the final month of the year. Unit #609 is a 1-bedroom, 1.5-bath flat with a private rooftop terrace that closed at $645,000, just a tad under its list of $649,000. Also, Unit #217, a cute 1-bedroom with warm hardwood floors sold for $455,000. It had come to market in November and went under contract 28 days later. The original asking price was $499,000.

Finally, one condo expired from its listing contract at the end of the year. Unit #320 is a unique 1-bedroom loft with 850 square feet of space and an extended balcony that had been priced at $649,000.

The Columbia is at 2425 L Street and offers a full complement of amenities to its residents. Among those is a rooftop deck with swimming pool, front desk and concierge service, a billiards room, fitness center, guest suites and the aforementioned Trader Joe’s. Add to that all the amazing West End neighborhood attractions and it’s easy to see why this historic condominium community is so popular.
