The Columbia | Market Pulse | December 2022

Luxurious, historic, and well-located, The Columbia Residences is also one of the most unique condominium communities in Washington, DC. The mixed-use address was formerly known as The Columbia Hospital for Women. The pioneering women’s healthcare facility dates back to the Civil War era, founded in Thomas Circle in 1866, before moving to its present West End location five years later. It was rebuilt in 1916 with a grand design, and kept its doors open until 2002. The property was ultimately converted to luxury condos in 2010. Among the many amenities is an on-site Trader Joe’s.

Available resale condos can be a rare commodity at The Columbia. That is the case at present with no new listings in December. The only current active property is Unit #441, having listed in November. Offered at $1,297,000, the two-bedroom flat has two full baths, and 1,405 square feet of living space. An open layout includes a living room, dining area, and kitchen. With huge windows on two sides, this sunny space features a gourmet kitchen with white counters and white cabinetry that fits unobtrusively into one corner. Wide plank hardwood floors run throughout the apartment. The primary bedroom suite features a lovely marble ensuite bath as well as a huge walk-in closet with custom organizers. A large private terrace is the perfect place to dine or relax.

There was one closing in December. Unit #312 came to market in November and quickly went under contract. After listing for $689,000, the one-bedroom, one-bath condo sold for $660,000. The 840 square foot residence features a spacious open living and dining area with sliders leading out to a lovely private balcony overlooking a landscaped courtyard. A remodeled gourmet kitchen contrasts nicely with the hardwood floors and airy ambience, featuring black granite counters, high-end soft-close wood cabinetry, and Viking and Sub-Zero appliances. A washer and dryer tuck into a bathroom closet, and there is also a convenient powder room. The condo is due to close in early December.

Worth noting are three closings in October, starting with Unit #517. The impressive three-bedroom, 2.5-bath apartment that listed for $1,495,000 before selling well above the asking price at $1,534,076. The 1,791 square foot condo has one of the largest floorplans at The Columbia, further embellished a huge private terrace. There are hardwood floors throughout the main living areas as well as the den/third bedroom, with cream carpeting in two other bedrooms. Huge windows invite an abundance of natural light into this outstanding residence.

Unit #908 received an accepted offer just two days after coming to market. The stunning two-level penthouse listed at $1,395,000 and closed at $1.4 million. The residence has two bedrooms, two baths, and 1,550 square feet of living space in all. Among the many features is an upstairs entertainment room with a wet bar. Giant sliders open to an expansive private rooftop terrace offering skyline views. Also worth noting are the California Closets in each bedroom, a sunny eat-in kitchen, and a wall of windows in the main living room area.

Also closing in October was Unit #601 with two bedrooms, two baths, and 1,166 square feet of living space. The condo went under contract in just three days, ultimately selling at full price for $975,000. The recently remodeled condo has 1,166 square feet of interior space with lovely wide plank hardwood floors throughout. The upscale kitchen with its stainless steel appliances, is tucked neatly into a corner and is completely open to the rest of the main living and dining areas, maximizing space and further adding to it with a large private balcony.

Those fortunate enough to live at the Columbia enjoy numerous perks. In addition to the on-site Trader Joe’s, there is a staffed front desk with concierge service, a rooftop swimming pool and lounge, a well-equipped fitness center, a billiards and club room, and three furnished guest suites for visitors. Nearby West End restaurants include Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, and Uptowner Café.
