The Columbia | Market Pulse | December 2024

Rarely will you find a condo community as popular as the Columbia Residences in the West End neighborhood, or one with such a unique backstory. Formerly known as the Columbia Hospital for Women and founded during the Civil War era, the health care facility was first located in Thomas Circle before moving to the Tench Ringgold House in the West End in 1870. The hospital was rebuilt on a much grander scale at the same address in 1918 with an Italianate design from architect Nathan C. Wyeth. As one of the nation’s most advanced pediatric and maternity hospitals, the Columbia delivered over 275,000 babies over its lengthy tenure. After closing its doors in 2002, the campus was redeveloped, reopening four years later in its current condo capacity, complete with an onsite Trader Joe’s.

Unit #539 was listed as Coming Soon at the end of December and should be active and available before long. With an anticipated list price of $1,899,000, this stellar 1,565 square foot residence has two bedrooms, two baths, and a custom-built den/office. Other features include cherry hardwood floors, a gas fireplace in the living room, newly renovated marble baths, and a chef’s kitchen with Viking and Sub-Zero appliances. There are also three separate private outdoor spaces: a 215 square foot roof level terrace, a 50 foot balcony off the living room, and a cute Juliet balcony off the primary suite.

Unit #328 expired on the last day of December but quickly reverted back to active status. Offered at $820,000, the 955 square foot apartment has one bedroom, one bath and a bonus loft den that can serve equally well as a work-from-home office or even a second bedroom. A long and open main living and dining area includes a gourmet kitchen that tucks neatly into a corner with dark granite counters, stainless steel Sub-Zero and Viking appliances, and hanging pendant lights. The handsome bath has a twin-sink vanity and large frameless shower.

Still available is Unit #730, a penthouse level condo priced at $1,425,000. This 1,405 square foot residence with two bedroom and two baths is truly impressive with a front gallery segueing into the large Great Room concept. Beautiful cherry floors are in the main living areas with cream carpet in the bedrooms. The open gourmet kitchen has dark granite counters, espresso toned cabinetry, and upscale stainless stee appliances. The roomy primary suite includes a custom walk-in closet with organizers, as well as a spa-like ensuite bath with a twin-sink vanity, frameless shower, and a deep soaking tub.

Unit #612 is currently in Active Under Contract status, meaning that it is pending with contingencies but can still be shown for backup offers. Listed at $1,190,000, the 1,156 square foot condo is due to close at the end of January. An appealing layout places the living, dining and cooking areas in the middle, with two bedroom suites located at opposite ends for enhanced privacy. The gourmet kitchen features Viking, Sub-Zero, and Kitchenaid appliances, and an expansive private terrace is ideal for dining al fresco.

There were two closings in December. Unit #302 listed for $1,545,000 and closed at $1,500,000. The 1,442 square foot corner residence has two bedrooms and two baths, along with an incredible 30-foot living room with south and east exposures as well as a private outdoor balcony. Other notables include extra-wide plank floors, a wonderful open gourmet kitchen, and a terrific primary bedroom suite with a glamorous bath that includes a steam shower, heated floors, and a Toto bidet.

The other sale was Unit #936 which closed for $1,340,000 after listing for $1,399,000. This spectacular duplex penthouse has two bedrooms, two baths, and 1,779 square feet of living space spread out over two levels. Floating spiral stairs lead up to a huge family/entertainment room with a built-in wet bar, and a wall of sliding glass doors that open out to a private roof level terrace with trellises.

Unit #217 has now expired. The main level condo with a large bedroom and an ensuite bath had been listed at $519,900. Features included hardwood floors, a gourmet kitchen, an in-unit washer and dryer, and a gourmet kitchen with Viking and Sub-Zero appliances. One parking space had been included. We’ll keep tabs to see if it comes back on the market.

Residents at the Columbia have lots of amenities to enjoy, starting with the onsite Trader Joe’s as well as the Shops at Columbia and the Uptowner Café. The front lobby staff and concierge are friendly and helpful, and there is also a swimming pool and lounge area, a club room with billiards, a state-of-the-art fitness center, secure parking, and three furnished suites for guests. The pet-friendly condo community is close to the Francis Dog Park and the Rock Creek Trail.
