In a real estate market known for unusual historic adaptations, the Columbia Residences with its 225 condo units and an onsite Trader Joe’s stands out. Formerly known as the Columbia Hospital for Women and founded during the Civil War era, the health care facility was initially located in Thomas Circle before moving to the Tench Ringgold House in the West End neighborhood in 1870. The hospital was rebuilt on a much grander scale in 1918 with an Italianate design from architect Nathan C. Wyeth. As one of the nation’s most advanced pediatric and maternity hospitals, the Columbia delivered over 275,000 babies over its lengthy tenure. After facing financial difficulties in the early 2000s, the campus was closed and subsequently redeveloped, retaining its unique character as one of the most in-demand condominium communities in the District.

January ushered in fresh activity at the Columbia with multiple new listings. Unit #532 is a two-bedroom, two-bath residence that is offered at $969,000. The 1,250 square foot layout has a spacious and airy appeal with the bedrooms at opposite ends for enhanced privacy. Lovely hardwood floors run throughout the entire condo, and the kitchen, living area and dining room are encompassed in one large and open central portion. There is also a fun private terrace, a washer/dryer stack, reserved garage parking, and extra storage.

Unit #328 reentered the marketplace in January at a new and lower price. The 955 square foot apartment is now available for $799,900 after originally listing for $820,000. This appealing condo has one bedroom, one bath, and a bonus loft den that can serve equally well as a work-from-home office or even a second bedroom. There was one closing in January. Unit #612 sold for $1,095,000 after listing for $1,190,000. The 1,514 square foot residence has two bedrooms, two baths, and a bonus office/den. The private quarters are at opposite ends, and there are two private outdoor spaces including a 216 square foot terrace. The gourmet kitchen is quite large, with stone counters, custom cabinetry, and Viking, Sub-Zero, and KitchenAid appliances. Those living at the Columbia enjoy plenty of amenities, including friendly front lobby staff, concierge service, and furnished suites for guest stayovers. The onsite Trader Joe’s is a huge convenience, along with the Uptowner Café and the Shops at Columbia.
