The Columbia Residences takes a back seat to no one when it comes to unique condominium communities in Washington, DC. Founded in Thomas Circle in 1866, the Columbia Hospital for Women was dedicated to serving wives and widows of Civil War soldiers. The hospital subsequently moved to the West End neighborhood in 1876, and was rebuilt a decade later under the supervision of famed architect Nathan C. Wyeth. The hospital remained open until 2006, when it closed, renovated and expanded as luxury condos. The property is also home to a Trader Joe’s.

New to the market in July is a bright and airy Life At The Top listing, Unit #423. Originally listed for $629,000, it has since been reduced down to $598,000. This extraordinary West End value includes one bedroom, one bath and over 765 square feet of living space under impossibly tall ceilings. Sunlight filters through plantation shutters, bathing the hardwood floors in a warm glow. Additionally, Unit #408 entered the fray in July, with one bedroom, one bath, 719 square feet of space and an asking price of $630,000. The open design includes a main living area with wide-plank flooring and an upscale kitchen that is tucked along one wall and augmented by a dark granite breakfast bar. The carpeted bedroom is quite roomy, and includes a deep walk-on closet and sliders leading out to a fun little balcony. While Unit #203 is the most expensive active listing at the Columbia, it also boasts a new price reduction from $1,895,000 down to $1,750,000. That’s a cut of $124K! The two-bedroom, 2.5-bath apartment measures out at 1,915 square feet and includes a den large enough to use as a third bedroom. Additionally, the ground floor residence has French doors leading out to a large patio and private yard. Other features include hardwood floors, custom wall treatments, a gourmet kitchen and an owner’s suite with huge walk-in closet and a spa bath.

Unit #405 is fully available again after previously being in active-under-contract status. Listed at $1,100,000, the apartment offers two bedrooms, two baths and a 1,316 square foot floorplan. The open living area is complemented by a large window bay that allows plenty of sun to bathe blonde hardwood floors. Adding to the appeal is a large master bedroom with en-suite bath, a balcony with city views and an open gourmet kitchen with black granite counters, and Sub-Zero, Viking and Bosch appliances.

Unit #430 has been reduced from $950,000 to $930,000. With two bedrooms, two baths and 1,220 square feet of space, the front-facing flat gets tons of natural light from its oversized windows. After relisting in July for $699,000, Unit #619 is now in active-under-contract status. The 928 square foot apartment has one bedroom, one bath and a loft den that makes the ultimate home office. Located on the top floor of the historic building, the unit offers classic hardwood floors throughout plus an open gourmet kitchen with Poggenpohl cabinets, a Viking range, a Sub-Zero fridge and granite counters. The bedroom is spacious, the marble bathroom has been restored and there’s also a fun balcony.

Unit #422 remains pending after going under contract in June, after just two days on market. The two-bedroom, two-bath loft-style residence as a 1,001 square foot layout, and was offered at $759,000. Located in the original building, this charmer has a sliding door to the owner’s suite, with a short set of stairs leading up to the smaller loft bedroom.

Unit #241 closed in July for its full asking price of $998,000. The two-bedroom, two-bath corner residence with 1,286 square feet of living space has been listed for just one day before going under contract. Richly hued wide-plank floors, an open gourmet kitchen and a lovely owner’s suite are among the features. There are multiple exits leading out to terraces plus a private yard.

Also closing in July was Unit #534. The one-bedroom, one-bath apartment with a den had been reduced down to $599,000, prompting a full-priced offer. Classic strip hardwood floors run throughout the living area and the oversized bedroom with its walk-in closet and dual entry marble bath. Also of note is the gourmet kitchen with Sub-Zero, Viking and Bosch stainless steel appliances.

Unit #240 has been withdrawn. The 1,915 square foot residence had been priced at $1,850,000, with two bedrooms, 2.5 baths and a den with custom built-ins. A welcoming foyer leads into a huge main living area with an open chef’s kitchen. Gleaming hardwoods run throughout. Both bedrooms have en-suite baths. Also of note is the peaceful ground level patio.

In addition to having its own on-site Trader Joe’s market, the Columbia boasts a fabulous rooftop swimming pool, three furnished guest suites for visitors, a fitness center, front desk and concierge, club room, billiards room, a dry cleaners and an Urban Boxing location.
