The Columbia | Market Pulse | July 2021

One of our favorite condominium communities was once known as the Columbia Hospital for Women and Lying-in Asylum. Built during the civil war era when medical care was scarce for women, the West End facility kept its doors open until 2006, reopening four years later as the Columbia Residences. Extensive renovation and expansion went into the process. There’s even a Trader Joe’s on-site!

One of just two new offerings in July at The Columbia, Unit #633 is an exclusive Life At The Top listing. The spacious residence with one bedroom plus a sunny loft den, was on the market for just three days before going into Active Under Contract status! Priced at $699,500, the delightful apartment with a 210 square foot terrace plus a secondary balcony, is due to close in early August.

The other new listing at The Columbia in July already has a price cut. Unit #234 has one bedroom, one bath and a den, with 812 square feet of living space. Originally offered at $630,000, the apartment has now been dropped to $615,000. There has only been one owner since the redevelopment. Hardwood floors, Poggenpohl cabinetry, a Viking range and covered parking are included.

Also newly reduced is Unit #308, from $594,900 down to $584,900. The 778 square foot apartment has one bedroom and one bath. A sunny and open main living area with hardwood floors features an open gourmet kitchen set along one wall, with pendant lights hanging over the black granite counters. Cook to your heart’s delight with Viking and Sub-Zero appliances. There’s also a balcony off the bedroom.

Unit #230 has been reduced multiple times, and is now available for $899,000. The 1,254 square foot apartment has two bedrooms, two baths and 11-foot ceilings. There are hardwood floors, oversized windows that allow in abundant light, and a master bedroom with an en-suite marble bath with twin vanities. Sliders lead out to a delightful ground floor patio, beyond which is a lush green lawn.

Unit #424 remains available for $675,000. The 822-square foot residence has a loft-style bedroom with an entire wall of custom closets. The bath has granite counters and a huge frameless shower. The main living space has a very spacious feel with ash-gray hardwoods and an exceptional open gourmet kitchen with starburst lights over the granite island. There’s also a balcony and a high-end washer/dryer stack.

Active since June, Unit #233 is listed at $549,999. The attractive apartment has one bedroom, one bath and a bonus open office/den. Lovely bamboo hardwoods run throughout, except in the bedroom which is carpeted. The main living area includes a gourmet kitchen with granite counters and high-end stainless steel appliances. Take your meals out to the private balcony!

Unit #427 went into Active Under Contract status in July, after being reduced twice down to $949,000. The two-bedroom, two-bath residence has 1,189 square feet of living space along with a large balcony. The open Poggenpohl kitchen features Viking and Sub-Zero appliances plus a tall wine cooler set into the wall. The master suite boasts an enormous walk-in closet with built-ins.

Unit #434 closed in July at $555,000, after originally listing for $575,000. The 810 square foot condo has one bedroom, a dual entry marble bath and a den that can be used as an extra bedroom or a work-from-home space. Lovely hardwood floors run throughout the main living areas and den. There’s a balcony off the bedroom, a washer/dryer, and an open gourmet kitchen with Viking range and Sub-Zero fridge.

Improvements and renovations to The Columbia Residences during its transition from its former life as a hospital, include two new wings, and approximately 22,000 square feet of retail space, largely dedicated to the above-mentioned Trader Joe’s. There’s also three furnished guest suites for visitors, a rooftop swimming pool and lounge, fitness center, billiards and club rooms, front desk and concierge.
