The Columbia | Market Pulse | July 2025

Few condominiums have as a story unique as that of The Columbia Residences. Formerly known as the Columbia Hospital for Women, the acclaimed healthcare facility was founded in Thomas Circle in 1866, before moving to its present location in the West End five years later. It was rebuilt in 1916 on a much larger scale and with a grand design from noted architect Nathan C. Wyeth. The Columbia went on to become one of the nation’s most advanced pediatric and maternity hospitals, giving birth to about 275,000 children before ultimately closing its doors in the early 2000s. A meticulous renovation process led to the reopening of the campus as an upscale condominium, along with an on-site Trader Joe’s.

Newly listed in July is Unit #210 with an asking price of $925,000. The 1,375 square foot residence has two bedrooms and two baths including an expansive owners suite with its own adjoining desk/sitting area. The unique layout features a huge living and dining area, and an oversized walk-in kitchen that has been remodeled with wraparound blue brick tile backsplashes that extend to an accent wall. There’s also a balcony.

Also new in July after having previously been promoted as Coming Soon is Unit #234. With a list price of $700,000, this handsome one-bedroom condo with one bath has an 812 square foot floorplan, including a den that could work nicely as a work-from-home office. A chef’s kitchen is at the heart of the main living and dining area, with Poggenpohl cabinetry, granite counters, and Viking and Sub-Zero appliances.

Offered at $1,300,000, Unit #730 is a spacious 1,405 square foot penthouse with two bedrooms and two baths. A huge main living and dining area is perfect for socializing, with cherry floors and windows at both ends. Prepare your culinary feasts in an open chef-inspired kitchen with dark granite counters, a dining/prep island with pendant lighting, espresso toned cabinetry, and upscale stainless stee appliances.

Unit #431 also remains up for grabs, after listing in June for $1,299,000. The remodeled residence offers an intriguing 1,427 square foot layout with two bedrooms and two baths. What was once a den has been turned into a private dining room. That leaves the main living area with its adjacent open gourmet kitchen as an uncrowded place to relax in, complete with a nice private terrace. Parking is included.

Unit #623 is now Temporarily Off the market after listing in June for $2,149,000. The showcase penthouse has three bedrooms, 2.5 baths, and a generous 1,867 square foot layout. There is also a floating spiral staircase leading up to a magnificent private rooftop deck, as well as an additional balcony. Two of the bedrooms are ensuite, and there are also nine custom-built closets, as well as a laundry room.

There was one sale at the Columbia in July. Unit #328 closed at $750,000 after listing for $775,000. The 955 square foot condo has one bedroom, one bath, and a loft den that can serve nicely as flex space. A long and open main living and dining area includes a gourmet kitchen that tucks neatly into a corner with dark granite counters, stainless steel Sub-Zero and Viking appliances, and hanging pendant lights.

Those living at the historic former hospital benefit from a terrific West End location and an onsite Trader Joe’s. The staffed front lobby includes concierge service. Other perks include an outdoor swimming pool and lounge area, a fitness center, furnished guest suites, and a club room with billiards. The pet-friendly community is close to Francis Dog Park and many top restaurants.
