The Columbia | Market Pulse | June 2025

The Columbia Residences is a condominium community with a unique backstory. Previously known as The Columbia Hospital for Women, the acclaimed healthcare facility was founded in Thomas Circle in 1866, before moving to its present location in the West End neighborhood five years later. It was rebuilt in 1916 on a much larger scale and with a grand design from noted architect Nathan C. Wyeth. The Columbia would go on to become one of the nation’s most advanced pediatric and maternity hospitals before ultimately closing its doors in the early 2000s. A meticulous renovation process led to the reopening of the campus as an upscale condominium, along with an on-site Trader Joe’s.

Unit #234 is in Coming Soon status as of this report, with an anticipated asking price of $700,000. The one-bedroom condo with one bath has an inviting 812 square foot floorplan which includes a den that could work nicely as a work-from-home office. A chef’s kitchen is at the heart of the main living and dining area, with Poggenpohl cabinetry, granite counters, and Viking and SubZero appliances.

New to the market in June is Unit #623. Listed at $2,149,000, this showcase penthouse features three bedrooms, 2.5 baths, and a generous 1,867 square foot layout. There is also a floating spiral staircase leading up to a magnificent private rooftop deck, as well as an additional balcony. Two of the bedrooms are ensuite, and there are also nine custom-built closets, as well as a laundry room with side-by-side washer and dryer.

Unit #431 relisted in June with a new and lower asking price of $1,299,000. The 1,427 square foot residence has been remodeled, resulting in an intriguing two-bedroom, two-bath layout. What was once a den has been turned into a private dining room. That leaves the main living area with its adjacent open gourmet kitchen as an uncrowded place to relax in, complete with a nice private terrace. Parking is included.

Still available is Unit #730, a two-bedroom, two-bath penthouse with a list price of $1,300,000. The 1,405 square foot residence features a large and open main living area with lovely cherry floors, and windows at opposite ends. An appealing chef-inspired kitchen offers dark granite counters and a dining/prep island, espresso toned cabinetry, and upscale stainless stee appliances.

Unit #328 also remains active. Listed at $775,000, the 955 square foot condo has one bedroom, one bath, and a loft den that can serve nicely as flex space.  A long and open main living and dining area includes a gourmet kitchen that tucks neatly into a corner with dark granite counters, stainless steel Sub-Zero and Viking appliances, and hanging pendant lights.

Unit #205 expired from the market in June. The two-bedroom, two-bath condo with 1,385 square feet of living space had been reduced from $1,199,999 down to $1,125,000 before being delisted. We will keep tabs to see if the nicely renovated residence with its upgraded kitchen returns to active status.

There was no fresh sales activity at the Columbia in June.

Residents at the historic former hospital enjoy a terrific location and a number of attractive amenities, not the least of which is the convenience of a downstairs Trader Joe’s. There is also a staffed front lobby with concierge service, an outdoor swimming pool and lounge area, a fitness center, furnished guest suites, and a club room with billiards. There is also an onsite Uptowner Café, and the Shops at Columbia. The pet-friendly community is close to Francis Dog Park and many top restaurants.
