The Columbia | Market Pulse | November 2022

Located in Washington’s West End neighborhood, The Columbia Residences is a unique mixed-use community that was formerly known as Columbia Hospital for Women. The hospital was founded in Thomas Circle in 1866, before moving to its present location five years later. It was rebuilt in 1916 with a grand design from noted architect Nathan C. Wyeth. The pioneering women’s healthcare facility remained open until 2002. The sprawling property was ultimately renovated and converted to luxury condos in 2010. Among the many amenities is an on-site Trader Joe’s.

One of DC’s most popular condominium developments, The Columbia has recently had a shortage of available listings. Unit #441 is the only active property, having come to market in early November. Offered at $1,297,000, the two-bedroom, two-bath apartment has a 1,405 square layout with a large and open living, dining, and cooking area with sunny exposures on two sides. This great room concept includes a lovely gourmet kitchen that fits neatly into one corner, with white cabinetry, white granite counters, an island, and recessed high-end stainless steel appliances. Unit #312 also came to market in November and is already pending. There were no closings in November, but there were three sales the previous month. Unit #517 is a three-bedroom, 2.5-bath apartment that listed for $1,495,000 before selling well above the asking price at $1,534,076. The 1,791 square foot condo has one of the largest floorplans at The Columbia, further augmented by a 196 square foot private terrace. There are hardwood floors throughout the main living areas as well as the den/third bedroom, with cream carpeting in two other bedrooms. Huge windows invite an abundance of natural light into this outstanding residence.

Originally listed at $1,395,000, Unit #908 went under contract just two days after hitting the market. The stunning duplex penthouse with two bedrooms and two baths, closed at $1.4 million. There is 1,550 square feet of living space spread out over the two levels, with an upstairs entertainment room with a wet bar. Huge sliders open to an expansive private rooftop terrace offering skyline views. Also worth noting are the California Closets in each bedroom, a sunny eat-in kitchen, and a wall of windows in the main living room area.

The other October closing was Unit #601, selling at its full asking price of $975,000. The two-bedroom, two-bath flat was another fast turnaround, receiving an accepted offer in just three days. The recently remodeled condo has 1,166 square feet of interior space with lovely wide plank hardwood floors throughout. The upscale kitchen with its stainless steel appliances, is tucked neatly into a corner and is completely open to the rest of the main living and dining areas, maximizing space and further adding to it with a large private balcony.

In addition to the on-site Trader Joe’s, residents at the Columbia enjoy numerous other perks.
