The Columbia | Market Pulse | November 2025

Once one of the nation’s most prominent maternal and pediatric hospitals, The Columbia Hospital for Women in the West End neighborhood ultimately became the Residences at Columbia. Founded toward the end of the Civil War when women’s healthcare was woefully lacking, the fledgling facility was initially located at a home in Thomas Circle, moving a few years later to the West End. The hospital was rebuilt on a much grander scale in 1916 with a distinctive Italianate design. After closing its doors in the early 2000s, the property was meticulously renovated, reopening in 2006 as an upscale condo community complete with an on-site Trader Joe’s.

There were no new listings at the Columbia in November but there are still several available condos, including Unit #431 which listed in October for $1,149,500. The 1,427 square foot residence with two beds and two baths has a large central living room and an adjacent open kitchen with premium stainless steel appliances including a Viking oven range, a Sub-Zero fridge, a new microwave, and a recently replaced washer and dryer. A den has been transformed into an elegant dining room. There is also a private terrace.

Unit #730 is a showcase penthouse that is offered at $1,300,000. The 1,405 square foot corner unit has two bedrooms, two full baths, and a huge and open main living area with cherry hardwood floors and windows wrapping around two sides. It’s the perfect place for socializing. Also worth noting is an impressive chef’s kitchen with dark granite counters, a dining/prep island with pendant lighting, espresso toned cabinetry, and upscale stainless steel appliances.

After listing in October, Unit #620 already has a price reduction. The attractive top floor residence in the historic main wing is now available for $724,900. The 809 square foot condo has high ceilings, one bedroom, one bath, and a loft den. There’s plenty of natural light from oversized windows. The recently remodeled kitchen is completely open, with white Carrera marble counters, light colored Poggenpohl cabinetry, a Sub-Zero fridge and a brand-new Wolf range.

Unit #211 was also reduced in price in November, from $745,000 down to $725,000. The one-bedroom apartment features a nicely updated 855 square foot layout, including a stunning chef’s kitchen that has been remodeled with stainless steel counters and backsplashes. The resulting look with its extended eating counter is akin to an upscale diner. The condo also has striking Art Deco-style window shades and an outdoor patio.

There is one more new price cut with Unit #234 now available for $600,000. The handsome one-bedroom condo was originally priced at $700,000 and has been reduced multiple times since coming to market. Features include an open den, and a large primary bedroom with tons of closet space and a lovely ensuite bath. The kitchen features granite counters, Poggenpohl cabinetry, and Viking and Sub-Zero appliances. One garage parking space is included.

Unit #210 received an accepted offer in November and is now in Active Under Contract, meaning that it is pending with contingencies and can still be shown for backup offers. Listed at $899,000, the 1,375 square foot residence has two bedrooms and two baths. The open gourmet kitchen has been remodeled with a wraparound brick tile backsplash. A balcony is the ideal place to enjoy morning coffee. The expansive primary bedroom suite has its own adjoining desk area.

Unit #520 has been withdrawn from the market. The one-bedroom, one-bath condo had been listed at $749,000. Features include a bonus loft den, hardwood floors, a sliding barn door for the bedroom, and a private outdoor terrace. We’ll keep track of this property in case it becomes active again.

There were no closings at this popular address in November.

The Residences at Columbia is a pet-friendly condominium in the West End neighborhood, close to Francis Park and its accompanying fenced dog park. Those fortunate enough to live at the former hospital enjoy an array of full service amenities. These include a staffed front desk with friendly concierge service, an outdoor swimming pool and lounge area, a state-of-the-art fitness center, furnished guest suites, and a club room with billiards. And don’t forget the onsite Trader Joe’s!
