The Columbia | Market Pulse | October 2018

The Columbia is a unique condominium community in a city known for such things. The former Columbia Hospital for Women was constructed in the West End back in 1918. The venerable medical institution stopped seeing patients in 2002, and after an extensive renovation, began serving a new clientele as high-end condos plus ground floor retail.

New to the market in October is an 850 square-foot 1-bed, 1-bath plus a nifty loft den/office. Unit #621 features hardwood floors, a balcony, custom walk-in closet and a contemporary open kitchen with granite counters, backsplash and island along with Viking and Sub-Zero stainless steel appliances, pendant lighting and Poggenpohl cabs, all for $699,000.

The most expensive current listing at The Columbia also had a recent price reduction. Unit #936 is a 1,789 square-floor two-story penthouse with 2-beds, 2-baths and a private rooftop terrace. The second floor even has its own kitchen! Originally priced at $1,594,000, this entertainer’s dream has been dropped to 1,544,000 for a $50,000 discount.

The tail end of September brought another major price cut, this time for #609. The 1-bed, 1.5 bath unit with 845 square feet was sliced by $50K, from $699,000 down to $649,000. Features include hardwoods, a gourmet kitchen, writing cubby and a 300 square-foot private rooftop terrace!

Also worth noting from last month is the drop on Unit #436 from $1,199,000 to $1,150,000. The modern corner unit has hardwoods throughout, a striking Chef’s kitchen, 2-beds, 2-marble baths and balcony.

Other active listings of note include #730, a 2/2 corner unit with 1,405 square feet of space, a formal entry, striking hardwoods, over-sized kitchen island and a recently remodeled marble baths with Hansgrohe Euphoria showers, priced at $1,285,000.

Unit. #504 went under contract last month and closed October 17. The asking price for the 2-bed, 2-bath 1,478 square-foot flat with both a balcony and a huge terrace was $1,395,000. The final closing number was $1,310,000.
