The Columbia | Market Pulse | October 2024

Few condo communities are as unique as the Columbia. The West End property with 225 condos and an onsite Trader Joe’s was formerly the Columbia Hospital for Women. Originally established in Thomas Circle during the Civil War era, the medical facility was formed to serve women during a time when healthcare options were sorely lacking. The small hospital moved to the Tench Ringgold House in the West End in 1870 and was rebuilt on a grander scale in 1916. As one of the nation’s leading pediatric and maternity hospitals, the Columbia delivered over 275,000 babies over its lengthy tenure. After closing its doors in 2002, the campus was redeveloped, reopening four years later as a highly sought-after condo community.

October ushered in a rare slew of new listings at the Columbia, starting with Unit #302 with two bedrooms, two baths, and 1,442 square feet of living space. Offered at $1,589,000, this spacious corner flat boasts a 30-foot living room with south and east exposures, and a lovely private balcony with treetop views. The upgraded residence truly feels like its own house with extra-wide plank floors, a wonderful open gourmet kitchen, and a terrific primary bedroom suite with a glamorous bath that includes a steam shower, heated floors, and a Toto bidet.

Unit #936 popped up in October with a list price of $1,399,000. This unique penthouse boasts 1,779 square feet of sublime living space including two bedrooms and two baths. Floating spiral stairs lead up to a huge family/entertainment room with a built-in wet bar, and a wall of sliding glass doors leading out to a private roof level terrace with trellises overhead. It’s an entertainer’s dream, just waiting for your finishing touches.

Unit #328 is also new to the market in October with an asking price of #830,000. This 955 square foot apartment is listed as two bedrooms with one bath but could also be described as a one-bedroom with a bonus loft den that can serve equally well as a sleep space, a work-from-home office or other flexible usage. The long and linear main living area includes an open gourmet kitchen with dark granite counters, and stainless steel Sub-Zero and Viking appliances. The handsome bath has a twin-sink vanity and large frameless shower.

Still available after listing in September is Unit #612 with a price tag of $1,190,000. An organic 1,156 square foot floorplan features two bedroom suites at opposite ends for enhanced privacy, along with a central open living and dining area. The gourmet kitchen is nicely equipped with Viking, Sub-Zero, and Kitchenaid appliances, and there is also a very large private terrace that is perfect for outdoor dining and relaxation.

Offered at $1,500,000, Unit #730 is a top level residence with two bedrooms, two baths, and a 1,405 square foot layout. A handsome gallery segues into the main living areas, with richly stained hardwood floors that match the open gourmet kitchen and its espresso cabinetry and dark granite counters. The large primary suite includes a custom walk-in closet with organizers, as well as a spa-like ensuite bath with a twin-sink vanity, frameless shower, and separate deep soaking tub.

Unit #314 received an accepted offer in October and is now in A/C status, meaning that it is pending with contingencies. The 1,520 square foot residence with a bonus den and two baths had been listed at $1,475,000. Located in one of the former hospital’s historic front wings, this lovely condo enjoys hardwood floors, high ceilings, and an incredible dining room and adjoining den with massive window walls on three sides.

There were multiple sales in October beginning with Unit #241. This two bedroom condo with two baths received a winning offer on the same day that it officially listed. The ground level residence with 1,405 square feet of interior living space plus a private outdoor patio closed 11 days later at $1,310,000 which is $15K over its original asking price of $1,295,000.

Unit #324 listed in July at $799,000 but received a price reduction down to $775,000 in September. That seemed to do the trick as it quickly went under contract, closing one month later at full price. The 816 square foot condo features a loft bedroom and a large bath with a big walk-in frameless shower. Classic blonde hardwood floors run throughout, along with high ceilings, and huge windows.

Unit #217 has been temporarily taken off the market after listing in September for $549,000 with a subsequent price cut down to $537,000. The one-bedroom apartment with one bath and 729 square feet of living space has blonde hardwood floors, large windows, high ceilings, and an open space concept uniting living, dining, and cooking areas.

Residents at the former hospital enjoy a wide array of amenities, including a swimming pool and lounge area, a staffed lobby with concierge service, secure parking, a club room with billiards, a state-of-the-art fitness center, and three furnished suites for guests. There is also the convenience of the on-site Trader Joe’s, as well as the Shops at Columbia, and the Uptowner Café. Also notable is the nearby Rock Creek Trail, the Francis Dog Park, the new West End Library, and numerous restaurants.
