The Columbia | Market Pulse | September 2022

Few condominium communities are as unique as The Columbia Residences in Washington’s West End neighborhood. Previously known as the Columbia Hospital for Women, the health care facility opened in 1866 in Thomas Circle, before moving to its current location in 1870. It was rebuilt with a larger footprint in 1916, featuring a stunning Italianate design from Nathan C. Wyeth. The hospital originated during the Civil War era when women’s care was sorely lacking, and evolved into one of the nation’s foremost maternity centers. It closed in 2002 and reopened in 2010 as luxury condos with the added cache of an on-site Trader Joe’s market.

The Columbia’s perennial popularity along with a great location and a range of luxury amenities add up to a routinely low inventory of available resales. That was surely the case in September, with just a handful of new listings that quickly resulted in corresponding sales activity.

Unit #517 came to market on September 29 and received an accepted offer six days later. The three-bedroom, 2.5-bath residence with 1,791 square feet of living space had been listed at $1,495,000, and is now in Active Under Contract status, meaning that it is pending with contingencies. This generously sized unit with the bonus of a 196 square foot private terrace, feels more like a house than an apartment! It’s one of the largest floorplans at The Columbia, with an open living, dining, and cooking area that receives an abundance of natural light from the giant floor-to-ceiling windows.

Unit #908 listed on September 16 and went under contract on the 18th. Originally offered at $1,395,000, the stunning penthouse is due to close on October 6. Fast turnarounds are definitely a thing at The Columbia! Features include two bedrooms, two baths, and two levels of living space. The 1,550 square foot layout is complemented by an upper level entertainment room with wet bar, and sliders leading out to an expansive private rooftop terrace with skyline views. Also worth noting are the California Closets in each bedroom, a sunny eat-in kitchen, and a wall of windows in the main living room area.

Unit #601 was another fast transaction. Listed at $975,000, the two-bedroom, two-bath apartment entered the marketplace on September 10 and went pending on September 13. The 1,166 square foot condominium has an airy and open layout with a recent remodel. Lovely wide plank hardwood floors run throughout the residence. The primary bedroom suite has a huge walk-in closet and a luxurious marble ensuite bath. The upscale kitchen with its stainless steel appliances, is tucked neatly into a corner and is completely open to the rest of the main living and dining areas, maximizing space and further adding to it with a large private balcony.

There was one closing in September. Unit #205 listed in August at $1,050,000 and went under contract three days later. The full-priced sale is indicative of the west-facing apartment’s appeal, as well as the popularity of the condo community on whole. The residence has two bedrooms, two baths, 1,385 square feet of living space, and a private balcony as well. The primary bedroom suite has a huge walk-in closet with organizer, and an ensuite bath with a twin sink vanity.

Those fortunate enough to live at The Columbia, enjoy full service amenities including a friendly and attentive front desk and concierge, a swimming pool and lounge, fitness center, billiards, and club rooms, and three furnished guest suites for visitors. There’s also the previously mentioned on-site Trader Joe’s, the ultimate in onsite convenience. Nearby restaurants and bakeries include Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, Bourbon Coffee, and Tatte Bakery.
