The Columbia | Market Pulse | September 2023

You might not find a condominium community in Washington, DC that is both as popular and unique as the Columbia Residences. With 225 condo units and an on-site Trader Joe’s, this mixed-use site in the West End neighborhood was formerly known as the Columbia Hospital for Women. Founded in 1866 in Thomas Circle, the pioneering women’s healthcare facility quickly outgrew its surroundings, moving to the larger Tench Ringold House at its present location in 1871. The hospital was rebuilt on a grander scale in 1916 with an Italianate design by architect Nathan C. Wyeth. The medical center found itself caught up in a financial crunch during the modern era, closing its doors in 2002. It was subsequently redeveloped as an upscale condo community in 2010.

Available listings at the Columbia have been exceedingly rare in recent months. There was one new listing in September, Unit #808. The two-bedroom, two-bath penthouse with 1,175 square feet of interior living space listed for $1,275,000 and received an accepted offer in just three days. The apartment is now in Active Under Contract status, meaning that it is pending with contingencies. The elongated floorplan is quite different than most condos at the Columbia, with gleaming hardwood floors and an open gourmet kitchen that tucks into a corner at the far end of the floorplan. Giant windows line the walls of the living, dining, and cooking areas, with sliders opening out to an incredible private roof level deck that extends the entire length of the residence.

Prior to this report, the most recent transaction was an unlisted closing in June, with Unit #735 closing for just $650,000. The one bedroom, one-bath apartment with approximately 800 square feet of living space had just one owner since the development’s completion and was subsequently renovated with new hardwood floors and an updated gourmet kitchen with pale wood cabinetry, granite counters, and Viking and Sub-Zero appliances. The bathroom has also been improved with new cabinetry. An open floorplan, custom closets, built-in pantry, and private balcony further add to the picture.

There was one sale in May, with Unit #628 selling at its full asking price of $929,000. The penthouse level condo has one bedroom, a den, one bath, and a 1,000 square foot layout. Boasting an open and airy layout with dramatic arched windows and high ceilings, the residence has hardwood floors and lots of natural light. The large bathroom has a new Grohe SPA frameless shower, and an extended twin sink vanity with Grohe fixtures. The gourmet kitchen features SubZero and Viking stainless steel appliances. There’s an in-unit washer and dryer, and the den can serve nicely as a work-from-home space, or guest sleeping.

Those fortunate enough to live at The Columbia enjoy numerous amenities in addition to the previously mentioned on-site Trader Joe’s. The staffed front desk is known for its friendly attitude, including concierge service. There is also a fantastic rooftop swimming pool and lounge, a well-equipped fitness center, billiards and club rooms, and three furnished guest suites for visitors. Among the many nearby restaurants and bakeries are Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, Uptowner Café, Bourbon Coffee, and Tatte Bakery. Also in the area is the new West End Library.
