The Columbia | Market Pulse | September 2024

You’d be hard pressed to find a condominium community more unique than the Columbia Residences. The West End property with 225 condos and an onsite Trader Joe’s was formerly the Columbia Hospital for Women. Founded toward the end of the Civil War in the Thomas Circle neighborhood, the small hospital moved to the Tench Ringgold House in the West End in 1870 and was rebuilt on a grander scale in 1916. As one of the nation’s leading pediatric and maternity facilities, the Columbia Hospital for Women delivered over 275,000 babies during its lengthy tenure. After closing its doors in 2002, the hospital was redeveloped, reopening as a highly sought-after condo community in 2006.

After a lengthy spell with few active listings, the Columbia is currently going through an active stretch. While this report focuses on September, we will include a new October listing as well with Unit #328 offered at $830,000. Described as a two-bedroom, one-bath apartment, this attractive 955 square foot residence could also be described as a one bedroom plus a loft den. One parking space is included.

New in September, Unit #612 is priced at $1,190,000. The 1,156 square foot condo has two bedroom suites at opposite ends for enhanced privacy, along with a central open living and dining area. The gourmet kitchen is nicely equipped with Viking, Sub-Zero, and Kitchenaid appliances, and there is also a very large private terrace that is perfect for outdoor dining and socializing. Each of the bedrooms has an elegant ensuite bath. Covered parking and extra storage is included.

Also new is Unit #217 with an asking price of $549,000. The one-bedroom apartment with one bath and 729 square feet of living space offers a highly appealing layout with blonde hardwood floors, large windows, high ceilings, and an open space concept uniting living, dining, and cooking areas. It’s all quite inviting, including the private Juliet balcony. Upscale appliances, a lovely marble bath, and an in-unit washer and dryer are all part of the package.

Listed at $1,500,000, Unit #730 is a handsome top level residence with two bedrooms, two baths, and a 1,405 square foot layout. A generous front foyer segues into the main living areas, with richly stained hardwood floors that match nicely with the open gourmet kitchen and its espresso cabinetry and dark granite counters. The large primary suite includes a custom walk-in closet with organizers, as well as a spa-like ensuite bath with a twin-sink vanity, frameless shower, and separate deep soaking tub.

Still up for grabs is Unit #314 with an asking price of $1,475,000. The 1,520 square foot residence features two bedrooms, two baths and a bonus den. Located in one of the former hospital’s historic front wings, this lovely condo enjoys hardwood floors, high ceilings, and an incredible dining room and adjoining den with massive window walls on three sides. Other features include a terrific open chef’s kitchen with dark granite counters, upgraded cabinetry, and stainless steel appliances.

Unit #324 remains available after listing in July for $799,000. This 816 square foot condo features a loft bedroom and a large bath with a big walk-in frameless shower. The completely open gourmet kitchen features black granite counters and dining/prep island, custom cabinetry, and upscale stainless steel appliances. Unit #241 is still in C/S (Coming Soon) status, although it could become active by the time this report publishes. With an anticipated list price of $1,295,000, this two-bedroom residence with two baths is at the ground level with large French doors opening up to a patio adjoining the courtyard. The 1,409 square foot condo also features a primary bedroom with an ensuite spa bath and its own private patio. Secure parking and extra storage are included.

After dropping its price from $1,049,000 down to $975,000, Unit #524 received an accepted offer. The listing is currently pending with contingencies, with a closing due in late October. With two bedrooms, 1.5 baths, and 1,050 square feet of living space, this residence combines vintage and modern design, including a gourmet kitchen and stairs leading up to a wide, private terrace. New hardwood floors and carpet were installed in 2021.

There were no sales in September.

Condo residents at the former landmark hospital enjoy full service amenities such as a staffed lobby with concierge service, an outdoor swimming pool and lounge area, a club room with billiards, a state-of-the-art fitness center, three furnished suites for guests, and secure parking. There is also the convenience of the on-site Trader Joe’s, as well as the Shops at Columbia, and the Uptowner Café. Also notable is the nearby Rock Creek Trail, the Francis Dog Park, the new West End Library, and numerous restaurants.
