The Columbia | Market Pulse | September 2025

You would be hard pressed to find a condominium community with a more unusual backstory than The Columbia. Located in Washington, DC’s West End neighborhood, the highly popular address was formerly the Columbia Hospital for Women. Founded toward the end of the Civil War at a time when women’s healthcare was sorely lacking, the nascent hospital was originally housed in a large home in the Thomas Circle neighborhood. The facility relocated to its current address around 1870 and was subsequently rebuilt on a much grander scale in 1916 with an Italianate design by noted architect Nathan C. Wyeth. The Columbia ultimately became one of the nation’s most advanced pediatric and maternity hospitals before ultimately closing its doors in the early 2000s. A meticulous renovation process led to the reopening of the campus as an upscale condominium, along with an on-site Trader Joe’s.

New to the market in September is Unit #211 with an asking price of $745,000. The ground level one-bedroom condo with a den and one bath has 855 square feet of living space along with thoughtful updates throughout. The remodeled chef’s kitchen features stainless steel counters and backsplashes for a striking diner-type look, and there are also dramatic custom Art Deco-style window shades, as well as a tranquil private outdoor patio.

Listed at $1.3 million, Unit #730 is an impressive corner penthouse with two bedrooms, two full baths, and 1,405 square feet of living space. A huge, open main living area is the perfect place for socializing, with cherry floors and windows wrapping around two sides. A sleek chef-inspired kitchen offers dark granite counters, a dining/prep island with pendant lighting, espresso toned cabinetry, and upscale stainless steel appliances.

Unit #431 remains active with a list price of $1,299,000. The spacious two-bedroom, two-bath residence features an intriguing 1,427 square foot layout with an unusually large central living room area and adjacent open kitchen, as well as a private terrace. What was once a den has since been transformed into a formal dining room. There are dark wood floors in the living areas and cream carpet in the bedrooms.

Still available after listing in August is Unit #520. Located on the upper level of the main historic building, the 810 square foot condo is available for $749,000. This stylish unit has one bedroom, one bath, and a loft den that can be used as a work-from-home office or a guest bedroom. The larger primary bedroom has a charming barn-style sliding door. Lovely wood floors run throughout the living areas, and there is a private outdoor terrace that is accessible from both the living room and the primary bedroom.

Unit #210 is currently listed at $899,000. The two-bedroom, two-bath residence includes an expansive primary suite with its own adjoining sitting room area. The unique 1,375 square foot layout features a huge living and dining area, and an oversized walk-in kitchen that has been remodeled with wraparound blue brick tile backsplashes that extend to an accent wall. There’s also a balcony.

Unit #234 has now been reduced for the second month in a row. Originally offered at $700,000, the one-bedroom with a bonus den and one bath is now available for $674,500. The open den is off the kitchen hallway and can function as a useful flex space. The bedroom is ensuite with tons of closet space and a lovely bathroom. The kitchen features granite counters, Poggenpohl cabinetry, and Viking and Sub-Zero appliances. One garage parking space is included.

Unit #205 was new to the market in September and has already sold. The two-bedroom, two-bath condo with 1,385 square feet of living space listed at $950,000 and received an accepted offer after just six days. The residence with its very expansive main living area and a beautifully remodeled open chef’s kitchen would up closing at $940,000.

The stunning transformation of the former Columbia Women’s Hospital into its current configuration as highly desirable luxury condos has come with numerous amenities, not the least of which is the on-site Trader Joe’s market. Other features include a staffed front desk with friendly concierge service, an outdoor swimming pool and lounge area, a state-of-the-art fitness center, furnished guest suites, and a club room with billiards. The pet-friendly condo community is close to the Francis Dog Park, as well as the new West End Library and numerous popular bakeries, restaurants, and retailers.
