The Waterview | Market Pulse | April 2020

The Waterview comes by its name organically, offering prime views of the next-door Potomac River. Located in Arlington’s Rosslyn waterfront neighborhood, the modern complex designed by Pei Cobb Freed, also includes Le Meridien Hotel and a 23-story office building. The popularity of this full service address often results in a shortage of new condominium listings. While this remained the case in April, there are a few active units for sale.

The only new listing in April is Unit #1805. The cute 1-bedroom, 1-bath flat has 660 square feet of living space and is available for $560,000. There are numerous upgrades, including new hardwood floors throughout. A space saving open kitchen features SubZero, Viking and Miele stainless steel appliances. There are wood plantation shutters, honeycomb energy efficient shades and a California walk-in closet in the bedroom. Bonus points for the marble bathroom and a convenient in-unit washer/dryer.

Still available is a very unique residence. Priced at $2,499,000, Unit #2201/2202 is actually two apartments merged into one, resulting in two of nearly everything! That means two master bedrooms, two dining rooms and two open gourmet kitchens. There’s also four full baths, a family room and a double-length main living area with a wall of giant floor-to-ceiling window. With hardwood floors, 2,200 square feet of living space, plus stunning views of the Potomac River and Key Bridge from every room, this is indeed an intriguing apartment.

Listed in March, Unit #2207 has been reduced in price, from $1,189,000 down to $1,164,000. The 2-bedroom, 2.5-bath flat has 1,232 square feet of living space and views of the Potomac River. Giant windows allow floods of natural light to bathe the pale blonde hardwood floors. A completely open gourmet kitchen features red wood cabinets, granite counters, Viking range and Sub-Zero fridge. Both full baths have marble counters. There’s also a Bosch stacked washer/dryer in the laundry closet. One reserved parking space is included.

There were no pending sales or closings in April at the Waterview. The most recent closing was Unit #1910 in March. The 1-bedroom, 1-bath flat with a den listed for $745,000 and sold above asking for $755,000! The 833 square foot apartment has wide-plank hardwood floors, an open kitchen and a wall of floor-to-ceiling windows offering picture perfect views of the Potomac River.

There’s plenty of luxury amenities for residents of the Waterview, including options for maid and room service. Add to that, a spectacular residents-only observation deck offering panoramic views, front desk and concierge, fitness center, community room and secure parking. Rosslyn is known as the “Gateway to Arlington,” and is the first of five urban villages along the ultra-trendy Rosslyn-Ballston Corridor, each with its own Metro station as well as countless shops and restaurants.
