The Waterview | Market Pulse | April 2024

Perched near the Potomac River, the Waterview in Arlington’s Rosslyn waterfront neighborhood is aptly named. The sleek mixed-use tower begins with the Meridien Hotel at the first 12 levels, transitioning to condo residences on the top 19 floors. Designed by noted architect Robert Gurney, the building is quite modern both inside and out, with giant window walls offering panoramic vistas of the region. Key Bridge is just a few blocks away, allowing residents easy access to Georgetown on the other side of the river.

New to the market in April, Unit #2005 is offered at the competitive price of $550,000. The light-filled one-bedroom, one-bath flat with 660 square feet of living space has blonde wide plank hardwood floors throughout. The attractive gourmet kitchen tucks into a corner of the main living area, with red wood mode cabinetry, black granite counters, and Viking, Bosch, and Sub-Zero appliances. An in-unit laundry fits neatly into one of three closets just inside the entryway. Bands of giant windows provide cityscape views, and the bedroom with its walk-in closet is generously sized. Deeded parking is included.

Still available is Unit #1708 with a price tag of $1,050,000. The two-bedroom condo with two full baths features an intriguing 1,175 square foot wraparound layout that invites exploration. The main living area is large and open, with an extended wall of floor-to-ceiling windows offering angled views of the Potomac River. The open gourmet kitchen hugs one wall, while facing out to those same huge windows. The space then flows uninterrupted around the corner to the dining room. Also worth noting, the new HVAC, washer and dryer, automated window shades, and two assigned parking spaces.

Previously previewed as “coming soon,” Unit #2804 officially hit the market in April. Interestingly, the 1,232 square foot apartment with two beds and 2.5 baths already has a price decrease, from $1,675,000 down to $1,599,000. Wide plank flooring runs throughout the unit, with an open living, dining, and cooking area including a gourmet kitchen with stone counters set against the wall. Tall windows provide views of the city as well as the river. Parking is not included.

Unit #2007 also has a fresh price reduction in April, from $975,000 down to $950,000. The two-bedroom, 2.5-bath corner apartment offers an open and airy ambience with blonde wide-plank floors, and giant windows wrapping around the perimeter. There are 1,232 square feet of sunny living space, and each of the bedrooms is ensuite. An open Euro-style kitchen with maple counters, dark granite counters, and Viking, Bosch, and Sub-Zero appliances hugs one wall, leaving a maximum amount of usable space for the living/dining areas. Two parking spaces are include.

Unit #2101 is currently in Active under Contract status, meaning that it is pending with contingencies. The one-bedroom apartment with a bonus den and two full baths received an accepted offer just 11 days after listing. A closing is anticipated in late May. The condo offers 947 square feet of living space, hardwood floors, and an open layout. But the true topping on the cake is a huge wall of windows with point-blank views of the Potomac River and Key Bridge.

There were no sales in April. The month of March, however, saw the successful closing of Unit #2401 represented by Life at the Top’s Jeff Wilson. The 2,165 square foot apartment with three bedrooms and three full baths, sold for $2,200,000. Stunning views of the Potomac River, Key Bridge, Roosevelt Island, and Georgetown are on full display from every room. It’s all part of an exquisite lifestyle experience, and the ultimate place to watch July 4 fireworks over the water.

The Waterview offers a full service, white gloves lifestyle experience including a staffed front lobby, a concierge, valet parking, options for maid service, and room service from the hotel restaurant, Amuse. Condo residents also receive discounted hotel rooms for guests as well as discounts at the hotel bar and restaurant. Other perks include a fitness center, a community room, and a residents only rooftop observation deck with grills and fire pits. The neighborhood is the first of five Metrorail-connected urban villages along the Rosslyn-Ballston Corridor, known for shopping, dining, and entertainment.
