Perched near the Potomac River in Arlington’s Rosslyn neighborhood, Waterview certainly earns its name. The sleek and slender tower offers some of the best views in the region. Designed by renowned architect Robert Gurney, the mixed-use development features Le Meridien Hotel at the lower 12 levels with 134 condominium residences above that. Layouts range from one to three bedrooms with the largest being the opulent penthouses at the very top. White glove amenities include room service from the hotel’s popular restaurant, Amuse.
The perennial popularity of the Waterview condominium can pose potential setbacks for eager condo shoppers, as new listings are sometimes rare. There was an exception in April, however, with a welcome addition to the market.
Unit #1804 listed in April with a competitive asking price of $475,000. This is a move-in ready, one-bedroom, one-bath condo with a 570 square foot layout. The residence makes the most of its size with and open and airy layout and tons of natural light pouring in through a wall of massive full-height windows. Lovely blonde wide-plank floors contrast nicely with dark wood wall accents. The kitchen tucks neatly into a corner, with Wood Mode cabinetry matching the wall accents, plus stone counters and upscale stainless steel appliances. Other features include a large walk-in closet with organizers, a washer and dryer, and a luxurious bath with a towel warmer.
Still active at $725,000, Unit #1403 is a very modern corner condo with two bedrooms, two full baths, and a wonderful 1,077 square foot floorplan. Giant windows wrap around the main living and dining area, providing abundant light as well as glimpses of the river. There are hardwood floors in the main living areas and cream carpets in the bedrooms. The completely open gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits along one end, maximizing the feeling of space. Also notable are the marble-tiled baths, glimpses of the river, an in-unit Miele washer/dryer, walk-in closets, and reserved parking.
Also still available is Unit #1905 with an asking price of $525,000. This one-bedroom, one-bath apartment offers 660 square feet of living space and a very open ambience. Tall windows in the main living and dining areas allow sunlight to bathe the hardwood floors in a warm glow. The gourmet kitchen with its dark granite counters, Wood-Mode cabinetry, and Viking and Sub-Zero stainless steel appliances, hugs one corner of the Great Room concept. There is also an in-unit washer and dryer. Secure garage parking and a storage locker included.
There were no closings at Waterview in April, the most recent being in January when Unit #1702 sold for $1,105,000. The 1,239 square foot condo with two bedrooms and 2.5 baths features breathtaking views of the Potomac River from huge floor-to-ceiling windows. Also notable is the Euro-style chef’s kitchen, along with gleaming hardwood floors, two secure parking spaces, and a 45-foot climate controlled storage locker.
Condominium residents at Waterview enjoy an array of full-service hotel amenities including a staffed front desk, concierge service, room service, discounted meals at the onsite restaurant, reduced room rates for guests, and optional maid service. There is also a fitness center, a community room, and a residents-only rooftop observation deck with fire pits, grills, and stunning panoramic views. The location is also key, close to Key Bridge, as well as the Rosslyn Metro Station. Rosslyn is the first community after crossing the river from Washington, DC, and is also the first of five Metro-connected urban villages that are collectively known as the Rosslyn-Ballston Corridor.
