The Waterview | Market Pulse | August 2019

The Waterview is a combination hotel and condominium located near the Potomac River in Arlington’s Rosslyn neighborhood. The sleek modern structure is occupied by Le Meridien Hotel at the lower levels with condo residences from the 14th to the 30th floors. The popularity of the full service address can sometimes result in a shortage of sales activity.

There is only one available listing as of August. Unit #2803 was originally listed for $1.2 million and has had two price cuts since then. It is currently offered at $1,159,000. The 2-bedroom, 2.5-bath apartment has 1,475 square feet of living space and overlooks the river and Washington monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience. Extra kudos for the huge window walls, built-ins, stylish baths and walk-in closets.

Unit #2110 came on the market in July and is now active under contract, meaning that there’s an accepted offer with contingencies. Listed at $759,999, the super cute 1-bedroom flat has a den, walk-in closet and washer and dryer. An open kitchen with red-tone cabinets, black granite counters and Viking and Sub-Zero stainless steel appliances offers a nice contrast to the blonde hardwood floors. Walls of windows provide spectacular views of the Potomac and Key Bridge.

The most recent closing was in July, and was a rare opportunity at the price. Unit #2004 is 1-bedroom, 1-bath condo with 570 square feet of room. After listing for $479,000, the super-cute flat closed for $472,000. An open kitchen with Viking and Sub-Zero stainless steel appliances is set into a single wall, with no breakfast bar to intrude on available floor space. Blonde hardwoods and floor-to-ceiling windows help maximize the apartment’s airy appearance.

The priciest sale at The Waterview this summer was Unit #2703. The 2-bedroom, 2.5-bath residence with a roomy 1,475-foot floorplan closed in June for the full price of $1.2 million after being on the market for just one day! Pale hardwood floors, massive windows with views of the river and a modern red-toned kitchen with granite counters and stainless steel appliances added to the allure.

The Waterview is known for its full service options, such as maid and room service. Residents and guests also enjoy 24/7 front desk and concierge, a fitness center, community room, secure parking and a roof deck with outdoor kitchens and spectacular views. For those who prefer public transit to driving, the Rosslyn Metro is just two blocks away. Rosslyn is also the gateway to Arlington with Metro stations in each of the trendy villages to the west along the Rosslyn-Ballston Corridor.
