The Waterview | Market Pulse | August 2021

Offering a great location and full-service amenities, the aptly named Waterview can be found near the Potomac River in Arlington’s Rosslyn neighborhood. Condominium residences are part of a mixed-use complex that includes an office tower, as well as Le Meridien Hotel. The hotel is in the bottom half of one of the buildings, with condos on floors 14 through 30. As part of the many perks, apartment owners can order meal delivery from the hotel’s popular restaurant, Amuse. That said, the Waterview’s popularity sometimes results in a lack of new listings.

The only fully available listing, as of this writing, is Unit #2904. This stellar penthouse is perfect for those who crave a life at the top! Offered at $2.1 million, the 2,260 square foot city home has three bedrooms, and 3.5 baths, and massive window walls offering spectacular views of the Potomac River from nearly every room. The many other features include custom wall treatments, a mother of pearl marble tray ceiling, and beautiful Brazilian cherry floors. A dramatic open kitchen is finished in ebony wood tones, duplicated throughout the apartment in key areas.

Unit #2504 is now in Active under Contract status, meaning it’s pending with contingencies and can still be shown for backup offers. Priced at $999,900. The two-bedroom, 2.5-bath corner condo has 1,232 square feet of living space. Dark hardwood floors run throughout the apartment, with huge windows providing views of the cityscape as well as the river. A remodeled Euro-style kitchen is set into the wall, with white quartz counters, a matching waterfall island, and brand new glossy white cabinetry. Included is a washer and dryer, two parking spaces and extra storage.

Unit #1909 went under contract in August, and closed just 10 days later. Somebody must have been eager to move in! The one-bedroom, one-bath flat with 687 square feet of living space listed for $549,000 and sold for $525,000. The open space layout allows for roomy and airy feel, with blonde hardwood floors and a space-saving Wood Mode kitchen set into a single wall. Create meals with Viking, Sub-Zero, Dacor and Miele appliances. Massive floor-to-ceiling windows provide views of the river. The bedroom has a frosted glass window wall that allows in ambient light from the living area.

Those living at The Waterview enjoy a wide range of amenities, including a staffed front desk, concierge and maid service. An extraordinary rooftop observation deck features grills, dining tables, bar, heat lamps, an outdoor fireplace and a private residents-only lounge. There’s also a private fitness center, community room and secure parking. Rosslyn has a long and storied history. It was once an infamous ferry boat landing replete with gambling halls. Today, it’s a modern-day live, work and play community, known as the Gateway to Arlington. The waterfront neighborhood is the first of five Metro-connected urban villages along the trendy Rosslyn-Ballston Corridor.
