The Waterview | Market Pulse | August 2024

Ideally located near the Potomac River in Arlington’s Rosslyn waterfront, the Waterview combines the best of hotel and condominium lifestyles. With its sleek and narrow design by noted modernist Robert Gurney, the 29 level tower features the Meridien Hotel on the first 12 stories, with the condo residences above. The building is conveniently close to shops, restaurants, the Metro, and Key Bridge, and offers a nice menu of full service amenities, such as room service from the hotel restaurant.

While there weren’t any new listings at Waterview in August, there are still some very attractive active properties. Unit #2703 came to market in July and remains available for $1,450,000. This spectacular apartment checks all the boxes with two bedrooms, 2.5 baths, 1,475 square feet of airy living space, and superb views of the Potomac River from the giant windows. There are lots of recent upgrades as well, including new hardwood flooring, HVAC, custom closets and organizers, and a custom Murphy bed in the second bedroom/office.

Unit #1905 is quite competitively priced at $525,000. This super cute 660 square foot flat has one bedroom and a big walk-in closet, and one full bath. The main living, dining and cooking area is nice and open with lovely hardwood floors and oversized windows. The gourmet kitchen nestles nicely into a corner, with dark granite counters, handsome wood cabinetry, and SubZero and Viking stainless steel appliances. The spacious bedroom is carpeted, and a stacked washer and dryer fits into one of the closets. One secure parking space is included.

There was one price cut at Waterview in August, with Unit #2804 reduced from $1,575,000 down to $1,475,000—a full $100K markdown. The 1,232 square foot condominium residence features two bedrooms, 2.5 baths, and a contemporary ambience with grey-toned wide plank flooring, and white and grey custom wall paint. The open layout includes a very spacious main living, dining and cooking area with a terrific kitchen with stone counters and upscale appliances that hug a single wall. Tall windows provide striking views of the city as well as the river. Parking is not included.

There was also one closing in August, with Unit #1708 selling for its full asking price of $995,000. The 1,175 square foot apartment with two bedrooms and two baths has a unique and very intriguing layout. The long and linear mail living area with its wall of windows included a modern Euro-style open kitchen that lines up against one wall while facing out toward the towering windows and river views. The room then extends around the corner to the dining area. Also worth noting is a washer and dryer, automated window shades, new HVAC, and two assigned parking spaces.

The amenity-rich lifestyle experience at Waterview includes a staffed front desk and concierge service, discounted rooms for guests, discounts at Amuse (the hotel bar and restaurant) and options for maid service. There is also a well equipped fitness center, a community room, and a terrific residents only rooftop observation deck with gas grills, fire pits, dining tables, and some of the best river views in the region. Rosslyn is often described as the Gateway to Arlington, as it is the first neighborhood once you cross Key Bridge from Washington, DC.
