Rising high above the Rosslyn skyline, the Waterview is the condominium portion of a sleek and obelisk-like structure designed by notable architect Robert Gurney. The building with its prime waterfront location features Le Meridien Hotel at the lower 12 levels with 134 condo residences at levels 14 through 28. Layouts range from one to three bedrooms with the largest being commanding penthouses at the very top. White glove amenities include room service from the hotel’s popular restaurant, Amuse.

There was some new activity at the Waterview in August, with Unit #2703 relisting at $1,350,000. This amount represents a $40K drop from the condo’s previous listing. With two bedrooms, 2.5 baths and a modern 1,475 square foot layout, the recently renovated residence features new wide-plank floors, custom closets with organizers, and a custom Murphy bed in the second bedroom. The open living and dining area is framed with huge windows that offer glorious views of the Potomac River. The gourmet kitchen boasts Viking and Miele stainless steel appliances, and the large primary bedroom has an ensuite bath with twin-sink vanity. Also worth noting are the two reserved garage parking spaces.

The only other active listing at the Waterview as of this report is Unit #1403 with a competitive asking price of $685,000. There’s a modern feel for this corner flat with its 1,077 square feet of living space. Two bedrooms and two marble tile baths are nicely positioned for maximum privacy, with a centrally positioned open living, dining, and cooking area. True floor to ceiling windows wrap around the perimeter, offering both cityscape views and some nice peeks of the river as well. The gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits along one end, maximizing the feeling of space. Also included is an in-unit Miele washer/dryer, walk-in closets, and reserved parking.

There was no new sales activity in August, with the most recent closing occurring in July. Unit #2108 settled out at $1,050,000 after listing for $1,095,000. The two-bedroom, two-bath condo has 1,175 square feet of living space, with a large front foyer leading into the open living and dining are. Huge windows offer unobstructed views of the river and all the way across to Georgetown. The angular layout features wide-plank floors, and a modern gourmet kitchen with white quartzite counters, white cabinetry and panelized appliances. Both bathrooms have huge walk-in showers and Neolith slab walls.

The only other closing in 2025 took place in January when Unit #1702 sold for $1,105,000. The two-bedroom condo with 2.5 baths and a 1,239 square foot layout features eye-popping views of the Potomac River from its huge windows. Adding to the appeal is a European-style chef’s kitchen that runs along one wall, along with lovely hardwood floors, two secure parking spaces, and a 45-foot climate controlled storage locker.

Those who are fortunate enough to land a condo at this in-demand address also enjoy a nice selection of hotel-style perks such as room service and meal discounts from the Amuse restaurant, as well as reduced room rates at the downstairs Meridien for guests. There is also a staffed front desk with concierge, and options for maid service. There is also a terrific fitness center, a community room, and a rooftop observation deck with fire pits, grills, and stunning panoramic views. The building is close to Key Bridge, the Rosslyn Metro Station, and numerous local shops and restaurants.
