Located near the banks of the Potomac River in Arlington’s Rosslyn waterfront neighborhood is the aptly named Waterview condominium. The residences are part of a sleek mixed-use community designed by Pei Cobb Freed, and completed in 2008. Components include an office tower plus an additional structure, with Le Meridien Hotel at the base and condos from floors 14 through 30. It should be noted, however, that the perennial popularity of the full service Waterview means that there is often a shortage of available resales.
Such was the case in December, with no new listings and just one active offering. Unit #1903 came to market in October with an asking price of $710,000. The two-bedroom, two-bath apartment was reduced in price in December, and is now listed at $699,000. The residence has 1,077 square feet of living space, with gleaming blonde hardwoods are in the living spaces and primary bedroom, and cream carpet in the second bedroom. The apartment is bright and airy with tons of huge windows and an open kitchen with wood-tone cabinets, black granite counters and island, and Sub-Zero, Viking and Miele stainless steel appliances.
There was one closing in December. Unit #2203 had been listed at $950,000 before going under contract. The final sales price was $915,000. The two-bedroom, two-bath flat has a 1,077 square foot layout, with espresso toned hardwood floors throughout. Giant windows on three sides allow for tons of natural light. An attractive modern white kitchen is set into a single wall, with stainless steel appliances, a white brick backsplash, a wine fridge, granite counters and a breakfast island.
Unit #1705 has now expired. The cute and airy one-bedroom, one-bath flat had been priced at $499,000 before exiting the marketplace. The 660 square foot layout is open and bright, with blonde hardwood floors in the living areas and huge full height windows that bring tons of natural light inside. A tidy open kitchen with granite counters, stainless steel appliances and dark cocoa colored cabinetry is tucked unobtrusively into one corner, maximizing the floor space. We’ll keep tabs to see if this one becomes active again.
Residents at The Waterview enjoy a pampered lifestyle, including options for maid service as well as meal deliveries from the hotel’s highly regarded Le Amuse restaurant. At the very top is a wonderful residents-only observation deck with panoramic views of the river and Arlington. Other amenities include a front desk and concierge, fitness center, community room and secure parking. The Rosslyn Metro is also readily available, just a couple blocks away.
