The Waterview | Market Pulse | December 2022

It’s easy to see how The Waterview got its name. The luxury condominium in Arlington’s Rosslyn waterfront community offers some of the most commanding views of the Potomac River in the region. The full service building is part of a mixed-use complex that includes Le Meridien Hotel on the lower floors, with condo residences on levels 14 through 30. In addition to the sublime location, condominium residents also enjoy hotel-style amenities, including room service from the Le Meridien’s popular restaurant, Amuse.

The popularity of The Waterview can lead to a scarcity of active listings at times. This can especially be true as the end of the calendar year arrives; a typical time for listing agreements to expire. Currently, there are no available condos at this address. However, two listings that are currently off market are likely to make a return soon.

Described as T/O (temporarily off market), Unit #2501 is a corner penthouse with three bedrooms, 3.5 baths, and a spacious 2,165 square foot layout. The condo was priced at $2,750,000 when it was taken off the market. That figure reflects a cut of $100,000 from its prior asking price. The airy residence features giant wraparound windows with stunning views of the Potomac River. An open living and dining area includes a gourmet kitchen with Wood Mode cabinetry, a Viking double oven and range, and a Sub-Zero fridge. An exquisitely designed owners’ suite features a walkway of custom closets and an ensuite bath with marble counters and a mirrored vanity TV.

Also T/O as of this writing, Unit #1904 had been competitively priced at $485,000 prior to being removed from active MLS status at the end of the year. With an open design that maximizes space, the one-bedroom, one-bath modern flat has a 570 square foot layout. Pale hardwood floors are found throughout the main living and dining area and are complemented by massive full-height windows that invite natural light and cityscape views right inside. A Euro-style gourmet kitchen with red Wood Mode cabinetry and upscale stainless steel appliances fits unobtrusively along one wall.

Currently in pending status, Unit #2901 is due to close soon. This is one of the premiere penthouses in the Washington Metro region with a list price of $7,950,000. The supersized 4,715 square foot residence is the result of a custom buildout in 2008 by Peterson & Collins, of two apartments. The residence has three bedrooms, and three full baths, with two powder rooms. The gourmet kitchen features Clive Christian walnut cabinetry, a double thickness marble countertop, and integrated Wolf, Sub-Zero, and Miele appliances. Breathtaking views of the Potomac River are found in virtually every room. Ornate architectural detailing, cove ceilings, custom wall treatments, bonus living spaces, and an incredible owners’ suite add to the allure.

There were two closings in December. Unit #2204 is a super cute one-bedroom, one-bath flat that closed at $510,000 after listing for $499,000. With a 570 square foot open layout, the condo with its brand new hardwood floors feels even larger due to the sweeping views of the Potomac River and National Monuments. The gourmet kitchen features Sub-Zero, Viking, and Miele stainless steel appliances. The bedroom has a spacious walk-in closet with organizers, there’s a washer and dryer tucked neatly into a closet, and there’s a parking space right by the entrance.

The other closing is Unit #1404. The 698 square foot condo sold for $500,000 after listing for $524,900. With one bedroom and one bath, the sunny flat features giant windows, new blonde hardwood floors, and an open living area that is quite spacious. The gourmet kitchen fits nicely along one wall, with black quartz counters, a matching island, black tile backsplash, and upscale stainless steel appliances. Other notables include a large walk-in closet with custom organizers as well as washer, dryer, and parking.

Residents at The Waterview enjoy plenty of full service perks such as options for maid cleaning and meal service from the hotel restaurant. The rooftop observation deck features incredible views of the river and all the way across to Georgetown. There’s also a state-of-the-art fitness center, staffed front desk and concierge, a community room and secure parking. The exciting Rosslyn neighborhood is the first stop along the trend Rosslyn-Ballston Corridor, comprised of five trendy urban villages, each with its own Metrorail station.
