The Waterview is aptly named, perched near the Potomac River and offering sublime views of the same. Designed by Robert Gurney, the slim obelisk-like tower in Arlington’s Rosslyn neighborhood is a mixed-use project that is home to the Le Meridien Hotel at the first 12 levels, with condo residences at the upper 16 stories. There are 134 condo units in all, ranging from one to three bedrooms, and from around 570 to over 4,500 square feet in size. Also on the menu are top of the line amenities like room service from the hotel’s popular restaurant, Amuse.
There were no new listings at the Waterview in December but there are still some available condos in the building. Offered at $1,450,000, Unit #2703 is an exceptionally sunny, 1,475 square foot apartment with two bedrooms and 2.5 baths. This residence has been nicely updated, including new wide-plank floors throughout, custom closets and organizers, and a custom Murphy bed in the second bedroom/office. The main living and dining area is quite large, complemented by a terrific gourmet kitchen with Viking, Sub-Zero and Miele appliances. Topping it all off are stellar views of the Potomac River from huge windows.
Unit #1905 is listed at $525,000 and comes with one bedroom, one bath, and a fun 660 square foot floorplan that truly maximizes its available space. A large and open main living area with oversized windows is accentuated by hardwood floors with a rich and warm finish. The gourmet kitchen with its dark granite counters, wood-mode cabinetry, and Viking and Sub-Zero stainless steel appliances fits nicely into one end of the layout, and there’s even an in-unit washer and dryer stack in the closet. Secure garage parking is included, plus there’s extra storage and all the building’s many perks as well.
While there were no new sales agreements in December, there was one closing on January 2, 2025, that we will mention. Unit #1702 had been listed for $1,149,000 before receiving an accepted offer in November. It would up closing at $1,105,000. The modern and airy two-bedroom condo features massive windows and breathtaking panoramic views of the Potomac River, Key Bridge, and all the way across to Georgetown. The 1,239 square foot layout also includes 2.5 baths, with both bedrooms having the added advantage of being ensuite. The kitchen has all the bells and whistles, and two parking spaces conveyed.
Condo residents at the Waterview enjoy many of the same amenities as hotel guests, and in some cases, even more. There’s the staffed front desk, concierge service, room service, discounted meals at the restaurant, reduced room rates for guests, and options for housekeeping. Additionally, there is a well-equipped fitness center, a community room, and a residents-only rooftop observation deck with fire pits, grills, and unsurpassed views of the entire region. There are plenty of shopping and dining options in Rosslyn, as well as many more along the Rosslyn-Ballston Corridor, or across the bridge in Georgetown.
