The Waterview | Market Pulse | December 2025

Located near the Potomac River in Arlington’s Rosslyn neighborhood, The Waterview is a premiere property that combines Le Meridien Hotel at the lower 12 levels with 134 condos at levels 14 through 28. Designed by Pei Cobb Freed & Partners, the slender building features modern floorplans that range from one to three bedrooms, with the largest being the commanding penthouses at the top. White glove amenities include room service from the hotel’s popular bar and restaurant, Amuse, along with a fitness center, a roof deck, and other full service perks.

There were no new listings in December but there are still some available properties including Unit #2703. Priced at $1,350,000, this airy 1,475 square foot apartment has two bedrooms and 2.5 baths. One of the condo’s most stunning features becomes readily apparent upon entering, with a giant wall of windows showcasing panoramic views of the Potomac River and all the way across to Georgetown. Handsome renovations include new wide-plank hardwood floors, a large primary bedroom with a luxurious ensuite bath, custom closets and with organizers, and a custom Murphy bed in the second bedroom. The open gourmet kitchen boasts a Viking range, a Sub-Zero fridge, and a Miele dishwasher. Two reserved garage parking spaces convey.

Technically speaking, Unit #1707 received a price reduction in December, down to $999,897 from its original list price of $999,900. Regardless of the minute difference, the two-bedroom condo with 2.5 baths and 1,232 square feet of living space is an elegant 17th floor residence with breathtaking cityscape views and a chic ambience accented by dramatic ceiling and wall accents. The remodeled gourmet kitchen features white custom cabinetry, white stone counters, stainless steel appliances, and a white stone-topped prep/dining island with hanging pendant lights overhead. Giant windows wrap around the perimeter, and two garage parking spaces are included.

After listing in November for the competitive asking price of $585,000. Unit #1706 received an accepted offer in December. The 808 square foot flat is now in Active Under Contract status, meaning that it is pending with contingencies and can still be shown for backup offers. The handsome one-bedroom unit has one bath and a bonus den that can be used as a work-from-home office or other flexible use. Space is optimized throughout, including a terrific open gourmet kitchen that hugs one wall, featuring granite counters, and Viking, Sub-Zero, and Miele stainless steel appliances. Lovely hardwood floors are in the living areas with cream carpet in the bedroom and den. True floor-to-ceiling windows complete the picture.

Unit #1403 also went under contract in December. The corner condo had been listed at $685,000 before entering pending status. A closing is anticipated in the first week of January. The modern 1,007 square foot residence features two bedroom suites that are positioned at opposite ends for enhanced privacy. Giant floor to ceiling windows wrap around the perimeter, offering dramatic city corridor views as well as glimpses of the river. The gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits along one end, maximizing the feeling of space. Also included is an in-unit Miele washer/dryer, walk-in closets, and reserved parking.

While there were no closings in December, the above-referenced listings will soon end a lengthy sales drought at the Waterview. The most recent closing was back in July when Unit #2108 sold for $1,050,000. The two-bedroom, two-bath apartment features unobstructed views of the Potomac River, Key Bridge, and the Washington Monument. The intriguing 1,175 square foot layout includes wide-plank floors, and a modern gourmet kitchen with white quartzite counters, white cabinetry and panelized appliances. Both bathrooms have huge walk-in showers and Neolith slab walls.

Condo owners at Waterview enjoy select amenities from the downstairs hotel amenities including reduced room rates for guests, meal discounts and room service from the popular Amuse restaurant. There are also added options for housekeeping and other services. Other condominium perks include a 24-hour front desk with concierge service, a state-of-the-art fitness center, a community room, and a residents rooftop observation deck with fire pits, grills, and a telescope. The building is close to Key Bridge, the Rosslyn Metro Station, and numerous local shops and restaurants.
