The Waterview | Market Pulse | February 2020

The Waterview is the full service condominium component for a waterfront mixed-use complex designed by Pei Cobb Freed. Other portions of the development include a 23-story office tower and Le Meridien Hotel. This is a rarified condominium address in the Rosslyn community, featuring hotel services, direct river views and a roof deck with postcard perfect views of DC and Arlington. However, the popularity of the Waterview also means that new availabilities tend to be scarce. This is even truer during winter months.

There was only one new listing in February and it is already pending! Unit #1910 is a 1-bedroom, 1-bath modern flat with a den and 833 square feet of living space. There are wide-plank hardwood floors as well as spectacular views of the Potomac River, Key Bridge and Georgetown from the massive floor-to-ceiling windows. Also worth noting is the open gourmet kitchen with stainless steel appliances and granite counters. The apartment was listed at $745,000 before going under contract.

The only available residence left at the Waterview at this time is indeed a unique one. Units #2201 and #2202 have been conjoined into a single 2-bedroom, 4-bath luxury apartment. With 2,200 square feet of living space and a $2,499,000 asking price, this unusual configuration includes double servings of nearly everything. There’s two open gourmet kitchens, two dining areas, two master bedrooms, a family room and a double-length living area with an outrageous span of floor-to-ceiling windows offering fantastic river views. Wide-plank hardwood floors run throughout the layout. Also included are three parking spaces.

There were no new closings in February. The most recent sale was back in November, when Unit #2803 sold for $1,135,000. The 2-bedroom, 2.5-bath apartment with 1,475 square feet of living space features huge floor-to-ceiling window walls providing picture perfect views of the Potomac River and Washington, DC monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience.

The Waterview celebrates its name with a spectacular residents-only observation deck with exquisite panoramic views. There are also two outdoor roof kitchens, plus lounges and fireplaces. Other amenities include a 24/7 front desk and concierge, a community room, fitness center and secure parking. Residents enjoy options for maid and room service as well. Rosslyn is known as the “Gateway to Arlington,” and is the first of five Metro stops along the ultra-trendy Rosslyn-Ballston Corridor, home to countless shops and restaurants.
