Perched near the banks of the Potomac River is The Waterview. Condo residences are located on floors 14 through 40 with Le Meridien Hotel on the lower floors. There is also a separate office tower. Designed by Pei Cobb Freed and completed in 2008, the full-service community in Arlington’s Rosslyn neighborhood is so popular that active condo listings can be scarce. Such was the case in February with only one active listing. For that reason, we’ll also preview a new listing from March as well.

Unit #2306 listed at $625,000 in early February and has actually bumped up in price to $645,000 since then. There was one closing in February. Unit #1903 with two bedrooms, two baths and a 1,077 square foot layout sold for well over the asking price, closing at $732,703 after listing for $699,000. The bright and airy corner condo has giant windows wrapping around two sides with city views as well as a slice of the river and monuments. Pale hardwood floors extend throughout the entire residence. The open theme includes a gourmet kitchen set into a single wall, with wood mode cabinetry, dark granite counters and Viking and Sub-Zero appliances.

Residents at The Waterview get the full white gloves service, with a front desk and concierge. There are options for maid service as well as meal deliveries from the hotel’s highly regarded Le Amuse restaurant. A spectacular residents-only observation deck features panoramic views of the river and Arlington. There is also a state-of-the-art fitness center, community room and secure parking. Rosslyn is the first of five trendy urban villages along the Rosslyn-Ballston Corridor, each with its own dedicated Metro station, plus shopping, dining and entertainment galore.
