Designed by Robert Gurney, the building is home to 134 condo units at the upper levels, with the Le Meridien Hotel below. Condos range in size and layouts from one to three bedrooms, and from around 570 to over 4,500 square feet in size. Also on the menu are luxury lifestyle amenities like room service from the hotel’s popular restaurant, Amuse, as well as a prime waterfront location near the Key Bridge as well as the Rosslyn Metro.
There were no new listings at the Waterview in February, a testimony to how infrequently owners want to part with these modern condos with hotel perks. There are, however, a couple of available units still on the market from previous months.
Listed at $525,000, Unit #1905 is a competitively priced one-bedroom, one-bath flat that maximizes its 660 square foot layout. The main living and dining area is bright and airy with giant windows that allow natural sunlight to bathe the hardwood floors in a warm glow. The open gourmet kitchen with its dark granite counters, Wood-Mode cabinetry, and Viking and Sub-Zero stainless steel appliances, fits nicely into one end of the layout, and there’s even a washer and dryer stack in the closet. Secure garage parking is included, plus there’s extra storage as well.
Unit #1403 has already received a price reduction since coming to market in January. Originally listed at $749,000, the corner condo with two bedrooms and two baths is now offered at $725,000. This very modern 1,077 square foot residence boasts massive windows wrapping around two sides of the living area, and a combination of hardwood floors and cream carpet. The open gourmet kitchen with its Wood Mode cabinetry and Viking, Sub-Zero, and Dacor stainless steel appliances fits unobtrusively at one end of the living area. Also notable are the marble-tiled baths, glimpses of the river, an in-unit Miele washer/dryer, walk-in closets, and reserved parking.
The most recent sale at the Waterview was in January when Unit #1702 closed at $1,105,000. The two-bedroom condo has 2.5 baths and a spacious 1,239 square foot floor plan. Both bedrooms are ensuite. Breathtaking views of the Potomac River are on full display from the floor-to-ceiling windows. Other features include an open chef-inspired kitchen positioned against one long wall with dark granite counters and Viking and Miele stainless steel appliances. There are gleaming hardwood floors in the living areas, brand-new carpet in the bedrooms, Elfa-fitted closets, and roller shades for the windows.
Unit #2703 recently expired, and we will continue to keep tabs to see if it comes back to market. The two-bedroom apartment with 2.5 baths and 1,475 square feet of living space had been listed at $1,450,000. The remodeled residence has new wide-plank floors throughout, custom closets and organizers, and a custom Murphy bed in the second bedroom/office. Topping it all off are stellar views of the Potomac River from huge windows.
Residents at Waterview enjoy both condominium and hotel amenities, including room service, discounted meals at the popular onsite restaurant, Amuse, and reduced room rates for guests. There is also a staffed front desk, concierge service, a well-equipped fitness center, a community room, options for maid service, and a residents-only rooftop observation deck with fire pits, grills, and unsurpassed views. Rosslyn is often referred to as the Gateway to Arlington as it is the first community after crossing the bridge from Washington, DC.
