The aptly named Waterview certainly lives up to its name, as part of an upscale complex next to the Potomac River in the Rosslyn waterfront neighborhood. The complex also includes Le Meridien Hotel (at the base of the Waterview tower) and an adjoining 23-story office structure. Condominium owners enjoy a number of white gloves services, including room service from the hotel’s popular restaurant, Amuse.
There were multiple new listings in January. The most affordable of these is Unit #1705, priced at $515,000. The one-bedroom, one-bath flat has 660 square feet of living space, with blonde wooden floors. An open space saving gourmet kitchen is tucked unobtrusively into one corner, with granite counters, espresso colored cabinets, a Viking stove, Sub-Zero fridge and Dacor convection microwave.
Unit #2606 is the most expensive of the new listings in January and has already been reduced in price. From $1,599,000 down to $1,520,000. The two-bedroom, 2.5-bath apartment with 1,523 square feet of space has an impressive makeover from Akseizer Design Group with $100,000 in upgrades. Wide-plank floors, marble accents, a beautiful open kitchen, an impressive owner’s suite and sweeping views of the Potomac River make this a standout.
Unit #1909 is also new in January, and has a price cut from $599,900 down to $579,900. The one-bedroom, one-bath apartment with 687 square feet of space has blonde hardwood floors throughout, a terrific open gourmet kitchen with upscale stainless steel appliances and a glass wall looking into the bedroom. Giant floor-to-ceiling windows run along one side of the living area, offering picture perfect views of the Potomac River and Key Bridge.
Still available is Unit #1706. Originally listed at $609,900, the handsome flat now has a second price reduction, this time down to $579,900. The 808 square foot layout offers one bedroom, one bath and a fun den that makes a nifty work-from-home space. Dark hardwoods are in the open living area and kitchen. Giant windows gaze out onto the Rosslyn cityscape. A washer/dryer combo and one parking space are included.
Unit #2503 has expired. The 1,475 square foot condo had a corresponding price tag of $1,475,000, with two bedrooms, 2.5 baths and engineered hardwoods throughout. The contemporary open layout is complemented by a deluxe red-toned kitchen plus extraordinary views of the Potomac River from the living area and dining room. We’ll keep an eye open to see if this one comes back on the market.
There were no sales or new contracts in January. The most recent closing at Waterview was on the very last day of 2020, with Unit #1805 selling for $480,000 after listing for $488,900. The one-bedroom, one-bath apartment has 660 square feet of space with new wide-plank floors throughout, an updated bedroom and a space-saving gourmet kitchen with Viking and Sub-Zero appliances.
Among the amenities are the Waterview are maid cleaning and meal service, along with a residents-only rooftop observation deck, a staffed front desk and concierge, a fitness center, community room and secure parking. The ever-evolving Rosslyn neighborhood is the first of five trendy urban villages that are interconnected by Metrorail stations. Shops, restaurants and entertainment can be found throughout the community, as well as along the extended Rosslyn-Ballston Corridor.
