The Waterview | Market Pulse | January 2022

The aptly-named Waterview condominium is perched near the banks of the Potomac River in Arlington’s Rosslyn waterfront neighborhood. Part of a mixed-used complex, the residences are found on floors 14 through 40, above Le Meridien Hotel. Designed by Pei Cobb Freed and completed in 2008, the full-service community is so popular that there the only new availability in January is already pending. Additionally, there are no active listings from previous nights. For that reason, we’ll take the liberty of previewing two condos that hit the market at the very beginning of February.

Unit #1910 listed on the first day of February with an asking price of $695,000. The one-bedroom flat has a bonus den and one bath, with 833 square feet of living space. The sole new listing in January received an accepted offer in just five days. Unit #1903 with two bedrooms, two baths and a 1,077 square foot layout had been offered at $699,000. Priced below its assessment, the bright and airy corner condo is freshly painted and has giant windows wrapping around two sides. The new owners will have city views as well as a slice of the river and monuments. Pale hardwood floors extend throughout the entire residence. The open theme includes a gourmet kitchen set into a single wall, with wood mode cabinetry, dark granite counters and Viking and Sub-Zero appliances. A quick closing is set for mid-February.

The most recent sale at The Waterview was in December, with Unit #2203 settling at $915,000. The attractive two-bedroom, two-bath apartment has espresso-toned hardwoods throughout the 1,077 square foot layout. Massive windows on three sides allow for tons of natural light. An attractive modern white kitchen is set into a single wall, with stainless steel appliances, a white brick backsplash, a wine fridge, granite counters and a breakfast island.
