Perched near the edge of the Potomac River in Arlington’s Rosslyn neighborhood, The Waterview certainly lives up to its name. Designed by Pei Cobb Freed, the full service condominium is part of a complex that includes Le Meridien Hotel and a 23-story office tower. Although available listings have been scarce at the popular address in recent months, July presented some welcome new activity for hopeful buyers!
At the top of the list is Unit #2606, a two-bedroom, 2.5-bath luxury flat that listed in July for $1,695,000. With 1,523 square feet of living space, this stunning apartment features an interior design by the Akseizrer Design Group, with over $100K in improvements. Dark wide-plank floors complement the kitchen’s matching cabinets and white marble counters. There’s lots of built-ins and extras, including an office nook. Bedroom suites are positioned at opposite ends for maximum privacy. Also impressive are the views of the Potomac River and Key Bridge.
Unit #2503 entered the market July 30, 2020 for $1,495,000. The two-bedroom, 2.5-bath waterfront residence has a 1,475 square foot layout, with engineered blonde wide-plank floors and an open red-toned gourmet kitchen with black granite counters, a Viking range, Sub-Zero fridge and Miele dishwasher. The views of the Potomac River are quite extraordinary from the floor-to-ceiling windows. Other highlights include the master bedroom suite with its walk-in closet and oversized en-suite bath, as well as a Bosch washer/dryer and two parking spaces.
Relisted in July is Unit #2207 with a $1,098,000 price tag, two bathrooms, 2.5 baths and 1,232 square feet of space. Blonde wide-plank floors run throughout, and an open gourmet kitchen features red cabinets, black granite counters, Viking range, Sub-Zero fridge and Miele dishwasher. Views of the Potomac, walk-in closets and crème marble bathrooms are all part of the package, as is the stacked washer and dryer in a separate laundry closet. Two reserved parking spots convey.
Unit #1503 listed in June and already has two price reductions, from $749,000 down to $699,900. The 1,503 square foot flat offers two bedrooms and two baths flat with maple wide-plank hardwood floors in the main living areas. The open kitchen with its red-tone cabinets and a breakfast island are complemented by dark granite counters, plus a Viking range and Sub-Zero fridge. Giant windows offer city views as well as glimpses of the river. One parking space is included.
Unit #1509 has been withdrawn from the market. The one-bedroom, one-bath flat with 833 square feet of living space had been listed at $729,000. Among the features are giant windows offering terrific views of the river, and across to Georgetown. The kitchen with its Viking and Sub-Zero appliances is tucked into the corner. A small study space is next to the foyer.
There were no new pending contracts in July, nor were there any closings at The Waterview.
The waterfront condominiums are known for full service options, such as maid service and meal delivery from the hotel restaurant. The residents-only observation deck offers celebrated views of the region. There’s also a front desk, concierge, a fitness center, community room and secure parking. The Rosslyn neighborhood has evolved dramatically since its early days as a rough and tumble ferryboat landing. There’s plenty of local shops and restaurants, as well as those along the trendy Rosslyn-Ballston Corridor.
