The aptly named Waterview is located near the Potomac River in Arlington’s Rosslyn neighborhood. Condominium residences are part of a mixed-use complex that includes an office tower as well as Le Meridien Hotel. The hotel is at the base of one building, with condos on floors 14 through 30. Among the many full service perks afforded to condominium owners are meals delivered from the hotel’s popular restaurant, Amuse.

There were no new listings in July at The Waterview, but there are still some availabilities from prior months. That includes Unit #2904, a spectacular penthouse that listed in June for $2,100,000. Offering three bedrooms, 3.5 baths and 2,260 square feet of living space, the residence also has custom wall treatments and richly-hued Brazilian Cherry hardwood floors. Among other designer touches is a mother of pearl marble tray ceiling. You’ll also enjoy breathtaking views of the river.

Unit #2504 is listed at $999,900 with two bedrooms, 2.5 baths and 1,232 square feet of living space. The stylish corner condo sports dark hardwood floors throughout, with walls of windows providing views of the cityscape and the river. A remodeled European-style open kitchen is set into the wall, with white quartz counters, a matching waterfall island, and brand new glossy white Euro-style cabinetry. Included is a washer and dryer, two parking spaces and extra storage.

Also still available is Unit #1909. With an asking price of $549,000 the one-bedroom, one-bath flat maximizes its 687 square foot layout with blonde hardwood floors throughout and an open space-saving Wood Mode kitchen set into a single wall. Create meals with Viking, Sub-Zero, Dacor and Miele appliances. Massive floor-to-ceiling windows provide views of the river. The bedroom has a frosted glass window wall that allows in ambient light from the living area.

There were two sales in July at The Waterview. The first is Unit #1603 with two bedrooms, two baths and 1,107 square feet of living space. The condo closed at $710,000 after listing for $718,000. The beautifully maintained apartment has blonde hardwood floors in the living areas, with cream carpet in the bedrooms. Large windows offer city views and peeks of the river

The other closing is Unit #1706 which sold for $555,000 after listing for $559,900. The handsome one-bedroom, one-bath flat with a bonus den had a priced reduction down to $559,900 before its accepted offer. Huge windows allow in plenty of light, and the living and dining area are completely open to a gourmet kitchen with Viking, Sub-Zero and Bosch stainless steel appliances.

Meanwhile, Unit #1705 has been withdrawn from the market. The cute one-bedroom, one-bath flat has gleaming blonde wide-plank floors in the living area, huge windows and a terrific space saving open kitchen tucked unobtrusively into one corner, with Viking, Sub-Zero, Miele and Dacor appliances. We’ll keep an eye out to see if the unit becomes available again.

Full-service amenities at The Waterview include a staffed front desk, concierge and maid service. An extraordinary rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. There’s also a fitness center, community room and secure parking. Rosslyn considered the Gateway to Arlington and is the first of five Metro-connected urban villages along the trendy Rosslyn-Ballston Corridor.
