Located near the Potomac River in Arlington’s Rosslyn waterfront neighborhood, the aptly-named Waterview is part of a mixed-use complex that includes an office tower and Le Meridien Hotel. In fact, the hotel itself occupies the lower portion of one tower, with the condos on floors 14 through 30. Residents enjoy a number of perks, including room service meals delivered from the hotel’s popular restaurant, Amuse.

New to the market in June is Unit #1404. The one-bedroom, one-bath flat with a 698 square foot layout is priced for resale at $549,000. Blonde wide-plank floors add to the light-filled ambience, as do the massive floor-to-ceiling windows with custom solar shades. The main living area is completely open, including a Euro-style gourmet kitchen with cherry-tone cabinets, black quarts counters, matching backsplash, and recessed stainless steel appliances.

Still available is one of the most spectacular penthouses in the Washington Metro region. Listed at $7,950,000, Unit #2901 is a three-bedroom residence with three full and two half-baths. The urban waterfront home in the sky boasts 4,715 square feet of luxurious living space, resulting from a custom buildout from two separate units. Richly hued floors, millwork, and lovely built-ins add to the elegant feel. Views of the Potomac River and Georgetown are found in every room.

After listing in May, Unit #1804 has already been reduced in price down to $525,000. The 570 square foot apartment with one bedroom and one bath, offers sunny skyline views from the 18th floor, with blonde hardwood floors, and espresso wall accents. The same espresso tone is used for cabinetry in the Euro-style kitchen that fits neatly into one wall. Other notables include a large walk-in closet with white wooden built-in drawers and organizer, as well as washer, dryer, and parking.

Unit #1705 received an accepted offer in June and is set to close in early August. The one-bedroom, one-bath condo with a 660 sq. ft. layout had been priced at $515,000. Wide plank hardwood floors run throughout the living areas, with carpet in the bedroom. Large sets of windows allow plenty of natural light inside, both in the main living/dining area and the bedroom. The open kitchen tucks nicely into one corner, with granite counters, espresso cabinetry, and stainless steel appliances.

There was one closing in June. Unit #1909 listed in May for $549,000 and quickly went under contract, ultimately selling for $525,000. The one-bedroom, one-bath apartment with 687 square feet of space features blonde hardwood floors and a complete open gourmet kitchen with granite counters and stainless steel appliances. Massive floor-to-ceiling windows run the length of the apartment, offering exquisite and unobstructed views of the Potomac River.

Unit #1602 has been withdrawn. The two-bedroom, 2.5-bath apartment had dropped in price twice, down to twice, most recently advertising for $1,075,000. The airy flat with 1,239 square feet of living space features pale blonde hardwood floors, and huge window walls that offer pristine views of the Potomac River. A completely open gourmet kitchen fits right into one corner, with Viking, Sub-Zero and Miele appliances. We’ll keep tabs to see if this one comes back on the market.

Residents at the full service building enjoy a staffed front desk, concierge, and maid service. A phenomenal rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. There’s also a fitness center, community room and secure parking. Rosslyn is part of the trendy Rosslyn-Ballston Corridor, with five villages interconnected by Metrorail and offering a vibrant blend of shops, restaurants, and entertainment.
