The Waterview | Market Pulse | March 2019

The Waterview is both a condominium and a luxury hotel—the Le Meridian Hotel occupies the lower portion of the building with condos on floors 14 through 30. Known for its views of the nearby Potomac River and its pampered service, this elite address also has a reputation for a very low turnover. In fact, there were no new listings in March, nor were there any availabilities as of this writing.

Unit #1503 was withdrawn from the marketplace in March. The 2-bedroom, 2-bath apartment has 1,077 square feet of living space, wide-plank Maple floors in the living space and a modern open kitchen with red-tone cabinets, Viking and Sub-Zero stainless steel appliances, mosaic backsplash and pendant lighting over the breakfast bar. The list price had been $735,000.

Also recently withdrawn was Unit #1603, a sunny 2-bedroom, 2-bath corner flat with Maple floors, matching kitchen cabinets, stainless steel appliances, marble baths with frameless showers, and glimpses of the river from the floor-to-ceiling windows. The price had been $759,000.

But while active listings are at a pause, there is certainly lots of sales activity. Unit #2703 went under contract in March and is due to close in June. The 2-bedroom, 2.5-bath residence was priced at $1.2 million. With 1,500 feet of southern exposure and floor-to-ceiling windows, this luxury flat boasts views of the Potomac and DC monuments from every room.

Unit #1403 is also pending with an anticipated closing in early April. Listed at $725,000, the 2-bedroom, 2-bath condo has 1,077 square feet of space with dark hardwood floors throughout the living areas and cream carpets in the bedrooms. A gourmet kitchen, luxury baths and walk-in closets are among the other features.

Unit #2604 closed in March. Listed at $900,000, the 2-bedroom, 2.5-bath flat ultimately closed at $849,000. While the Maple hardwoods and contemporary open kitchen are nice, it may have been the unobstructed views of the river and Washington, DC from every room that really sealed the deal.

Also closing in March was Unit #1909 with 1-bedroom, 1-bath and 687 square feet of space. The condo listed for $530,000 and closed for $540,000: $10 grand over asking! Somebody really wanted this super cute flat with its giant bank of windows, amazing river views, open modern kitchen and frosted-glass bedroom wall!

The Waterview is located in Arlington’s Rosslyn neighborhood, an easy stroll from the local Metro station.
